Hello BP investors,

I haven't seen any recent postings about Pace Morby's Sub To Mentoship program and wanted to see if anyone can give their honest feedback about the program who's joined recently?

I noticed quite a few of the reviews were from dead accounts or 1 and done posters so I was a bit weary about the legitimacy. Being that the cost of the program is about $7800 (amount I gathered from other posts), I didn't want to to make a costly mistake. All feedback greatly appreciated.

@Chida Truong I am posting the private message that I sent to you with my thoughts about Pace Morby's Sub To Mentorship because @Joe S. seems to have an opinion on a mentorship that he is not part of - but I am.  Hope this helps those of you who have questions about Sub To:

This program is worth every dime....IF you put in the work to find deals. The community Pace has built is amazing. There are 'daily dials' that are hosted by some of the group leaders and you practice cold calling under different scenarios (seller who has no pain, seller wants too much down, seller says they're too old to do owner finance/refi, etc).

There are daily Zooms on a variety of topics as wells just Q & A where Pace will answer any questions you have on anything you might be working on, etc. He's brought on his own attorney, another business owner who ensures if the 'due on sale' clause is triggered when buying subto that he takes care of all the paperwork with the bank and title if needed, etc.

The knowledge sharing is like no other. Pace is ALWAYS giving.... information, templates, scripts, free legal contracts he paid for that his attorneys have drawn up, etc. This is not one of those mentorships where you join and you never hear from the 'subject matter expert' again. I have Pace's phone number and his email and have corresponded with him through both.

This is a genuine mentorship that is more like family. You have a question that can't wait? Post it in the Sub To Facebook group and you will get numerous replies to help you. Found a deal but not sure what to do? - squad up with someone else in the subto group and they will make sure you successfully close it. One of the biggest things that Pace teaches is to give more than you take in the group and believe me, so many students offer to help those that have not closed their first deal yet, share information/lessons learned and also share their successes as well as their failures - because you can learn from both.

Also, this is a LIFETIME membership in a group that supports each other. Everyone in this mentorship wants you to succeed.

People will post looking to add an underwriter to their team or a closer for example. The only way you won't be successful is if you stay silent! I have absolutely no regrets. It's a lifetime membership which I've never seen anywhere else and it more than pays for itself.

    Yes, there is free information out there. But if you need help implementing that information, figuring out all the pieces to make an opportunity successful (buying a subto, doing a wrap, a lease option, seller finance, for example), what legal documents you need, a partner to help you fund your deal, then that is where the value of the subto community is. 

    If you know everything already then you don't need to join a mentorship. But if you want to learn and grow your portfolio and even have a partner or 2 on a deal, then Subto community might be for you.

    I have different thoughts on the "community" I see on facebook. Here is an example where someone is now providing tax advice as a sub2 person: What is even worse is people are thinking this is great and wanting to do it as well. This group is like a herd of sheep being brought to the edge of the cliff and no one is asking the question why is everyone jumping off....

    @Chris Seveney: As you are properly pointing out, bad advice gets amplified in a  group like that. And not all loans pay off. Lending to unsophisticated borrowers, who have no money or experience, isn't my idea of a safe investment. ;-)

     I have over 20 people in my group who have had not just bad but horrible experiences with Pace and his gators. There is a conference next week in Florida where one day will be dedicated to discussions and strategies for helping people not just avoid the gators but also recover from them. 

    Gators are overtly. Most have no real estate experience to begun with. Pace recruits them by running ads on You Tube. I actually saw one while watching the postgame from the Colorado-Baylor game 2 weeks ago. 

    I have one person who had 6 deals with Gators. One gator boi started calling the bank. A good way to get the mortgage called due. 

    Also lending at 200% is kind of usuary. My own EMD lenders are loaning at less than 30%.

     uffffff $7,800 for info Id imagine you could get from you tube university.  I understand investing in yourself, but with so much info flying around for free I wouldn't want to do it.

    I didn't help your question at all, but when I saw the price tag I couldn't resist.

    You're not just paying for information and contracts. You get an entire community of over 13,000 to JV with, buy deals from, sell your deals to, ask questions/get answers on your specific deal, etc. In my opinion, the community itself is well worth the cost.
    This is also a life time membership that doesn't expire after a few months. If you divide the cost over say 3 years (I've been in over 3 years), it's probably close to the cost of monthly subscriptions to CRMs, batch dialers, skip tracing services, etc.
    It's another tool in your toolbelt that doesn't have a renewal cost!!

    @Deb S.: Looks like some time ago you joined the Pace Morby group. Have you done any deals as a result?

    What has been your experience so far?

     I have done several PML deals and purchased 3 houses.  I am relatively slow compared to others in the community, but I like to do the slow and steady so I don't F' up. :)   To answer your question it has been AWESOME.   I was really hesitant to spend the $'s, but looking back I am so glad I got out of my own way.

    Well there is an entire conference that would have been held this week if not for the hurricane about stopping Pace and the gator bois. It may even have had some DOJ interest.

    Of course, Pace and his friends will be hawking stuff too.  He is the ultimate sales guy.  EVERYTHING he does is about monetization.  EVERYTHING.  Not to say there is not value there if you don't buy something.  There is.

    OK got it.. no different than going to a Tony Robbins event you have all the likely suspects selling their version of how to get rich and or take control of your personal affairs.

    Or in my day a Zig Zeigler event ( I loved that guy) or Robert Schuler would have some top speakers at his events as well.

     well good luck.  Honestly, with the way his org works I'd be worried that they find a way to come after you.  THat said there is a ton of positive value in the offerings.  Yes there is a dark side but there is a ton of positive.

     I went to one Tony Robbins event. I had a free ticket. This was in the 90's. It was lame.

       The people who do this are the problem in real estate. Losers with nothing to offer. Expecting a free lunch.

      By the way, these characters had "very carefully crafted agreements and contracts by their attorneys" who clearly would not create invalid, unenforceable contracts." as well. The attorneys have been included in the lawsuit. Imagine that!

      Anyway, since this doesn't alarm you, I would strongly suggest you set aside about $25,000 for legal fees, in case you are wrong.

      For you lurkers, take the advice of someone who has been around the block for 30 years. Rather than take a novice's word for it, ask what went wrong and avoid doing those things. ;-)

      Not sure whom you refer to as a 'novice' in your last post but just for clarification I've been in Subto for over 4 years. I can tell you that there aren't any teachings about how to defraud a home owner or teachings on how to build a team of title companies, attorneys and door knockers to do so.

      Like most professions, there are bad apples (attorneys/title companies in this case) that are motivated by greed.

      shall be fined not more than $250,000 or imprisoned not more than 5 years, or both. This section shall apply to a purchaser of such a dwelling, or a beneficial owner under any business organization
      and it's sister

      Equity Stripping

      "Equity stripping is exercised against homeowners facing foreclosure. An investor buys the property from the homeowner under threat of foreclosure and agrees to lease the property back to the former owner, who may then continue to use the property as a residence. Predatory investors often use this method to take advantage of property owners with limited resources and information."

      Yes, it is illegal.

    I didn't post any 'logic' just my opinion. My opinion is not fact, it is based on my experience over the last 4+ years. You seem to want to tear apart ANYTHING to do with Pace Morby/Subto based on your other posts I've seen which also slam him and the Subto community.

    You don't know anything about me but I can tell you this: I would never participate in any community that teaches people how to commit fraud or any other type of crimes.

    @Ken M. how can you possibly know what he teaches when you're not in the community? Oh because you watched some free YouTube videos? That free information is free for a reason-it's a concept but doesn't tell you how to implement. 

    You're exhausting and I'd like for you to remove or re-word your post that is slamming my character calling me a co-conspirator and telling people they will 'suffer consequences' if they take advice from me. Clearly, this is what you get enjoyment from - attacking other people's character.

      Yes, if someone does the things you advocate, they will get sued.

      Yes, if you are soliciting money to promote the things he does, you are a co-conspirator.

      Yes, I have seen on Morby's videos him bragging about doing these things. Being in a "special" group isn't necessary, he is very upfront about what he promotes.

      However, We can clear this up rather quickly

      Call the Attorney General and ask
      if it's okay to approach someone who's house is worth $650,000 but they are in foreclosure on $375,000. You can save their house if you pay off the $375,000 and the homeowner who is in foreclosure signs over a warranty deed to you, but he gets no money and is closed outside of escrow. Then you do a 6 month lease option back to them for $500,000 with $25,000 as an option fee to you, since you deserve it because you are "helping" them. They can live in the house for the amount of the payment on $375,000 loan until the six months is up.

      If they say, "Sure, no problem" I'll apologize and you'll never hear from me again.
      If they say you can't all you have to do is stop posting that you can.

      I guess you are afraid to verify what should be a fairly easy question to ask. That is smart of you not to call the AG.

      What I would do in your situation is to delete the account and not admit online what you have been doing.  It can be used against you in a lawsuit.

      Deleting the account would be the smartest thing you've done all week.
      Or, you can call the Attorney General and alleviate all fear. 

      Personally, I would delete and warn everyone else.
