I have entered a knowledge-consumption stage, and due to there only being so many hours in the day, I must be efficient with my time. I have read perhaps a dozen RE books, with each of them saying more or less the same thing: "I have something else to sell you". The information given is usually too vague and/or loaded with theoretical examples for my taste. I am grateful for finding BP, as it has proven to be a wealth of information with a tremendous support structure built in. I only wish I had found it sooner.

2 weeks ago I read a very interesting thread by Rich Weese. I clicked on his profile to read some more of his posts, and found that he has been(and still is incredibly successful in Life- not just real estate). I visited his website and was delighted to find that he had written a book. I ordered it, and it arrived 2 days later. Opening the book, I found that the author had taken the time to not only autograph the book- but also wrote a letter introducing himself and welcoming me to the world of real estate. I found this to be very encouraging!

I have a collection of 50 or so books by my bed which I am gradually chipping away at(stocks, RE, Economics,German, etc...), and while I do find them interesting, I certainly would rather be playing guitar...

I sat down and began reading the book. Later on that night- I was finished with the book. I can't think of a single book that I have read in one sitting. It is loaded with traditional and incredibly creative real estate deal structuring. What is most impressive is that the author was creating these strategies imself. This book is packed with real world transactions(which the author does a great job of describing clearly) and discusses everything from residential, commercial, notes, tax strategies, business entities, property management, stress management, family, new construction, rental properties, fix-flip, to starting and growing a multi-state brokerage firm.

This book jolted me out of my paralysis by analysis and 10 days later, I am making an offer on a foreclosure. This book is worth its weight in gold, and is something that I will continue to re-read throughout my career(along with my Real Estate Fundamentals and Practices book).

I was also pleased to find out that all proceeds of the book sales goes to fund Alzheimer's research(my uncle suffer's from this terrible affliction).

I thought I would share my impression of this outstanding book, as I found that it assembled all the pieces of the real estate puzzle for me.

Thank you to Rich Weese for sharing your years of success

Sebastian

@Sebastian Baker- Thanks so much. I've had quite a few reviews on both Amazon and a previous thread here on BP that is no longer available, but this one is the nicest. thank you.

@Minh L- Thanks. I'll look forward to inscribing it for you if it is not a Kindle.

@David Krulac- You are 100% correct. As you know, this Book was never written for commercial purposes. It was written "primarily" for my kids and grand kids to know what their dad and grand dad did for his life. It is also not a concept book but a fact driven book.

@Jon Klaus- It is in the works... A 37 night cruise starting Friday will be my "writers office". I'll be posting a thread shortly asking for some help.

@Andy Luck- You are also 100% correct. Seminars, Books, Gurus etc. will do you no good if none of it is put into practice. Let me tell you why I know the Author of this thread has what it takes. I appreciate the fact he bought, read and reviewed my Book. I'm even more impressed with what has happened since.

Sebastian contacted me and explained he was fired up after reading my Book and would like to drive over (4 hours) and take me to lunch and "chat". I knew he would benefit from the effort and welcomed him over. I would like to think that something I said helped him to make some changes and led to the decision to making an offer. We chatted about it enough that I'm very comfortable he will do fine AND he will be writing his own Book down the line and I might get a footnote. (Sebastian-just like the guy that taught me exchanging!)

@Brandon Hicks- It is available on Amazon and also available on the website in paperback cover. It still is available because I inscribed and sent out a few today.

Thanks again for the nice comments. I know many other BP members have read it. Feel free to chime in with your thoughts, good or bad-I can handle it. The Book came out just exactly as intended and the updated Book with Chapter 13 Challenge was fun to add to recent Edition. Rich

I can vouch for what @Account Closed 's book - and having met Rich recently in San Francisco - it's even more interesting and inspiring to hear his story face to face. And his enthusiasm for sharing his real estate expertise and time with others is unmatched. (I was actually meeting with him off the cruise ship while the books weren't going out, so sorry if I contributed!)

Rich, thanks for joining the Summit meet up group, and would be honored to have you come speak, either individually, or in a panel discussion. Thanks for posting that up there. But most importantly, thanks for your general willingness to share your experience and time with those of us trying to follow in your footsteps (although maybe walking a different path..)

I just closed on another 4plex - in Richmond this time - so working on supervising rehab and leasing up the units as we speak.. along with trying to nail down the date with the venue for the Summit, and the rest of the units are going smoothly.. Only about 1,000 to go to catch up with you Rich!

Thank you William. If you are so inclined, feel free to write a review on the BP thread for that purpose.

J Martin- Thanks for the comments. November threw me for a loop, but it looks like I'll be there. One more item to move around (trip to Hawaii at same time). Use me in any way you desire. Speaker or panelist or just a pretty face-I'm easy. Good luck on the planning.

@Rich Weese AMAZING BOOK!!! Rich I just wanted to take a moment out to say thank you for writing a book based of actual experiences not just theory from someone who has done it. I am not sure if you intended for the book to be inspirational but it sure MOTIVATED me jump in faster and harder than before. Regardless of when it was originally written the information is relevant and the knowledge is absolutely useful in any market!!! Thanks again for it!

    Thanks Andre.

i always appreciate knowing someone is motivated by my experiences. It means even more when you are someone in the field of RE or investing. The Book was written so my 6 kids would know what the old man did.

Keep me posted on what you "jump" into.

    Andre Green,

I'm still waiting for a reply from you on what you jumped into! You said you would do that. Nearly a year ago and I have received nothing. I thought you were motivated to get going and I hope that is the case. As I stated before, update me and let me know what you have been doing.

I have just been notified by Mindy at bigger pocket support of changes in rules since I was active on bigger pockets. It looks like a thread with over 400 responses about my book have been deleted. Mindy told me I would be able to post on this thread since it was not started by me.

I want to thank all of those that have shown interest in my real estate experiences. I hope to be more active on bigger pockets soon.

@Rich Weese - Great to see you around again. Not sure why BP would delete a wealth of information so it's everyone's loss. Are you still building in The Villages?

Thanks Johnson. I built five homes just outside the boundary of the villages. It seemed like everyone and their friend decided to follow my lead and started building cracker boxes in the same general area. I made less profit on each one of the five homes. I was not willing to compromise my construction level and decided to just sell the remaining lots. I still have my subdivision in South Texas, but anticipate selling it this year. I've also sold most of my 100 single-family residences. I guess I'm slowing down. I still have three large apartment complexes in the Dallas area, totaling just under 500 doors. Nice to renew friendships. I assume you have the real estate world by the....... I never doubted you would be extremely successful.

I have to relearn bigger pockets process. I guess this does not go in the general thread department.

@Rich Weese - Slowing down in real estate but not in life I bet. Still seeing the grandkids and taking your wife on world cruises I hope!

Evan – I am placing a second post. I'm not sure what I am allowed to say, so I simply answered "yes" to your question in the first post.

If more information is allowed, you may find the book on Amazon as a kindle or on the website of the same name for a physical copy.

Thanks Rich. I'm not far from Casa Grande. My wife and I have lived in Maricopa for the last 10 years. Did a flip a few years back in Phoenix and just recently acquired three rentals free and clear in Lucerne Valley, CA. Looking to leverage those rentals to do more flips and build our rental holdings.

Sounds like you have this RE game down well. I understand you wanting to leverage the CA properties. Why did you pay cash?
