Bill Gulley: Path to Success Education

Bill Gulley: Path to Success Education

Background:

I completed my associates degree in information technology with an emphasis on networking, and I achieved the CCNA certification (Cisco Certified Networking Associate)My first job in IT was running the IT department. (knew the right people and got lucky). I then met Aubrie and moved to Springfield MO where I was a level 1 system administrator. Within 2 years I passed MCITP:SA 2008, MCSA 2012, MCSE 2012, and I was promoted to level 2. Aubrie (fiancée) mentioned that she was interested in real estate investing which eventually lead us to Bill Gulley

Path to Bill Gulley:

The very first thing I did was review a company that Aubrie had found which promised a job and training. The name of the company was Renatus. Up front they stated that they spent a lot of time and money to determine how far they could go with a pyramid scheme before they had to file it with the government. They then went on to explain the marketing job and admitted that it was a pyramid scheme. What they didn't explain is how they created several companies for each step of the way so that they could have several pyramid schemes. They also didn't discuss the quality of school in much detail. I could see how a person could be successful in this, but I decided that this was not for us. I then started doing research online for real estate education. What I found was that there were no schools that were clearly the leader on real estate education. They usually only focused on passing tests. This is what turned me to biggerpockets. I decided that I'd have a better chance of success trying to piece all the information together than I would trying to pay for education. This is where I met Bill Gulley.

Who Is Bill Gulley

Bill is the smartest businessman and real estate investor I have ever met/read about. He has an account on this forum  (as most of you know) which lists several of his former careers. Basically, he has experience in almost everything related to real estate. If you know real estate then you know the encompasses several different fields; business, real estate, education, politics, ect.... Here is a story to give you an example of the knowledge he has: There were two ladies that owned several cabins/houses along a river. Both had equal interests in all the properties. One of the ladies decided to split and the other wanted to move. The legal descriptions of the properties were extremely unusual and the two ladies were not communicating. Bill was approached to help solve the problem. He convince the lady that wanted to move to give him her half in return for an interest % in the property when everything was fixed. Bill then used his half as leverage against the other lady. She either had to sell her half to Bill or go to court where Bill would force her to sell. The lady decided to sell her half to her lawyer who then told Bill what Bill had told the lady. Bill was able to convince the lawyer to sell his half to Bill (you'd have to ask him how he did this). Bill then corrected all the legal descriptions so that the properties were uniform. This increased the value of all the properties. He was then able to sell/rent at a much higher price. Best of all.......he did this without using any of his own money.

Bill's Education

Bill's first task in educating me was ensuring that I don't read "guru crap," and to help me find a good book that he could teach me from. This actually ended up being harder than we thought it would be. This is because Missouri does not have a specific state book for real estate like they used to. Instead, the educators have to create the curriculum to help students pass the state exam. The education programs are audited to ensure they setup the students for success. Bill used his connections (phones calls and office visits) to eventually get us to "Mastering Principles of Real Estate Fourth Generation" by Gerald R Cortesi. I have been reading it and writing notes. Bill and I have also been meeting on Sundays to discuss real estate related items such as my business plans, real estate experiences, and any questions I have from the book. Bill plans to create worksheets to go with the book so that I have real life examples of each lesson. We also plan to discuss business models so that I can make my dream real and successful.

Conclusion

If all you are looking for is to pass your real estate exam or make a quick buck then there are lots of guru books out there for you. If you are looking to be an extremely successful real estate investor (or anything related to real estate) then I highly suggest that you talk with Bill Gulley. His knowledge and experience will ensure that you are successful and legally compliant......unlike most "guru crap."

Thanks @Bill G.

@Phillip Tillotson My gosh man, thank you, that's more than the $100.00 worth, LOL, no really, thanks.

I'm in the guru forum! Good grief!

I met Phillip through BP, in his post he mentioned wanting to be involved in Sec 8 rentals and I could tell he had the passion for RE and a sense of community involvement, that sparked my interest in helping him. The other thing too was he is local, lives just a few miles from me, so I thought I'd offer to take him under my wing so to speak.

I'm not in the mentoring business, just teaching.

Phillip and  Aubrie are both very quick studies at picking up the basics, I expect them to do very well in RE.

Phillip, I've told that story here a couple times, it's my favorite due to the circumstances and the players involved (LOL). One of many, you'll be hearing more.

Thanks again. :)

    Great review. I am currently studying for my brokers license. However as you mentioned most of these real estate books out there are prepping you to pass an exam. That's all that seems to matter these days. Pass the exams, reduce liability!

    I don't want to follow some action plan outlined in a get rich book, and not have any idea what is actually taking place, in the transaction between all the parties.

    Lol, just found this thread.  For awhile I thought someone had taken over Bill's computer, the posts were so short.  Just kidding.  @Bill Gulley is amazing.  I am sometimes embarrassed when he starts rambling on about something and I have to go look it up to see what it is and here I am an attorney who has been investing for over 20 years.  If I had his knowledge I would be retired in 2 years.

    Thank you for the laugh. I certainly wish I knew what you know Jerry!

    My posts are getting shorter because I've been burning the candle at both ends! Since December I've had 3 RE deals, a house rehab and another dinning room makeover. Got the cabin cleaned out and boat dried in.  That's with researching and writing for GREA. I have other irons in the fire as well, family estate planning again.

    I'm redesigning a trailer, hiring out the modifications and preparing for a planed trip to the Arctic Ocean in March, 2017, Going to Tut, it's a bucket list thing. Did the motor home thing, they won't go where I want to go. Don't know which motorcycle I'm hauling with me, more preparation.

    Had two friends with medical issues, hospitalized, so I've been supporting them and I had the crud myself for a couple weeks, but better now. I also need to get in better condition for an Arctic swim!

    I'm still one the TIC stuff and notes, if anyone is interested and still answering questions......trying to get some blogs done as well.

    I know I'm getting behind on BP, but I really do have a full plate and it needs to be cleaned off in a year. Even my Boxer is being neglected.

    Trust me, I'm lurking even if I'm not posting. Thanks for all the support folks, love the family at BP!

    Yours Truly,

    Uncle Bill (LOL)   :)

    Maybe, I'll be able to provide some advice to you for a change, starting with: bug nets, windscreen repair kit, and {several} spare tyres for your vehicle and trailer.

    Tuktoyaktuk is an amazingly big-little place, whose beauty and presence is worth the 1000-mile round trip on the Dempster - this time of year you could drive all the way to Tuk (if it's been cold enough up there).

    Unless you are riding something like a BMW 800 - 1200GS, the Dempster is not a motorcycle friendly road.  It's a shale road and not really that friendly to any vehicle - though I hear it has gotten a little better since the days we took an old VW bus across it.

     The plan is to go up the Dempster to the new highway opening in March to Tuk, the new road will be an all year road and the surface will be much the same, shale and rock as an "all weather road surface" LOL, and I understand that it takes years to get the dirt out of a vehicle. Not riding the motorcycle up there, holly cow.....it's mainly for side trips. I'm taking a Honda Transalp Dakar or a Ducati Tiger, these are stouter than the the stock GS Beemers, I had Beemers, great bikes though. My cruiser stays home I think. Windshields, are probably a great business up there replacing them. I'll be riding two up, so I won't be doing 80mph, LOL. I'm considering a folding screen off the cow catcher of the truck just to save the front end, LOL.

    Thanks for the offer, I need all the intelligence I can get up there. It's going to be 10,000 miles for me, 8,000 up and back with probably 2,000 running around along the way.

    Love to take this to the "Off Topic" thread.

    Back to real estate stuff, I'm typing away until it's 65 degrees, then I have outdoor stuff I need to do. :)

    @Bill Gulley

    I do not believe the new "climate change" highway from Inuvik to Tuktoyaktuk will be open until 2017 (looking possibly like 2018).   After that opens, I may need to haul the now 50yr old VW out of the garage and make road trip over the new 80-mile section.

    {we'd better take this offline}

    @Bill Gulley

    I checked with family up north, winter has been milder than normal.  When it comes to your road, it means construction has started, but they might not be able to haul much weight.   This happened on a winter road, a little further south, yesterday.

     Roy picked up on my comment of things I'm involved with, one being an overland trek past the Arctic Circle up to the Arctic Ocean, I've never seen those white beaches (LOL). I'll be giving a real estate class up there to polar bears, a tough class to play to I understand. Access up there has only been possible during winter as you drive over ice but a new road is under construction allowing year round access to an Arctic community. might look up "Ice Road Truckers" there's great camping and recreation up there for the hardy types. Roy mentioned the gear necessary, I'm aware from my Army training living in snow caves, so it should be fine. :)

    Guess I could see about highway access to obtain easements, LOL.

    And yes, to the Off topic thread with this venture.

    Is @Bill Gulley still around?  Is he still offered any education?
