Than Merrill of Flip This House will be speaking at my local real estate club in July. Has anyone seen him speak or attended one of his bootcamps? His Website, Fortunebuilders.com, lists a 5 day program for $3,497 and a 4 day rehabbing bootcamp for $2,497. He also sells a CD course for $1,197. Makes me feel like I’m in the wrong business! It will be interesting to see how well his program sells in the current environment.

Yes sir,

I went to a boot camp in Orlando. Than is a high energy guy and he was a good one for a first time boot camper, but if you have been to them in the past, you can order his books online at ebay and get out of them nothing new and exciting. His mentor is Robin ? out of Orlando and she learned all she knows from Ron Legrand, so you sort of see where this is headed?

Than has some good ideas, signs are a big thing for him, says 40% of your sales come from the use of signs in the area. Another great idea is a truck or vehicle to leave at big intersections to advertise. The rehabber, Paul, is a better sale, because he knows what he is doing. I think Than needs Paul more than Paul needs Than. If you are an investor, I would look online on ebay and see what you can pickup at a discount.

Couldn't agree more. Doing is the best education, of course it helps to have a good mentor or experienced partner by your side to guide you in the right direction, and keep you on the right path.

I agree... however it seems their rehab book has some very useful information on how they spec out 3 different pricing models for each room they renovate. They pick either low price point, medium price point, high end price point for there budget and print it up and give it to each contractor and sub contractor to use as their specs.

I am looking to see what they categorize each price point to be and what materials they use. Also, to streamline my time to create my own systems...

As a architect and investor I have a ton of specifications that I give out but I would love to browse the book to gauge where i want to go with it.

The manual sounds like a great idea to use in the future.

If there are other alternatives I am all ears.

You answered that question. If that's worth $2k to you then go for it. I personally feel that it's a waste of money but I've been rehabbing for 15 years and have my own methods that work for me.

What ever course you choose to buy now of in the future, try to see if you can get it on eBay first. Thats what I do and I always pay less. Just some food for thought.

I think one of the main things that would make than's or anyone elses courses worth buying are for the proven direct mail pieces and the software. I have yet to buy any courses but whichever one I first decide to buy will definitely have both of these two. These are things you generally don't get in $15 books.

    Hey Guys,
I just signed up for Wholesale University that Than Merrill and Preston Ely have been touting all over the internet. WORD OF WARNING ~ before you decide to sign up, be aware that it will not accept your membership ($97 mo.) w/o trying to get you to purchase the WHOLE ENCHILADA, for $497 ~ which I really needed (we'll see huh?) and then it will not even post a receipt or send you an e-mail for your receipt or give you confirmation in any shape / form or fashion. I had to call my credit card company to see if the transaction went through (which it did, of course ...duh??!!) so I am patiently waiting for the product??? to come??? not sure??? Anyway, wish me luck and I will keep you posted as we progress. I have been a real estate and mortgage broker for almost 2 decades and I am having to reinvent myself and my business ~ so I have been devouring every little thing I can get my hands on, and hopefully this will fill in the crevices that need filling in to automate my business and develope an online presence ~ which he promises to help you do as well as design, develope and host a FREE website for you for one full year. Anyway, just wanted to post in and let you know how it goes as soon as I get it!!

I like some of the gurus such as Preston Ely, Mike Collins, Tim Mai, etc., etc., but I feel like throwing up with all the e-mail I get from them. Once one of them has something new to sell, they all start pictching it. It's a big fraternity.

Yeah no kidding I mean I lost count how many emails I got from Than and his inner circle promoting his wholesalingu course.

It looks interesting but come on enough of these high pressure emails.

Don't get me wrong I like guys like Ely,Mai and Than too but one email from each of them to promote their courses would suffice. In fact you do yourself a disservice when you promote a product over and over and over to the point where some will get sick and tired of it and not buy.

I like Than, Mike Collins, Mai, also. They offer great information for todays market.

What I do not like is the bombardment of course selling. When does the upsell process end?? If someone could simply be straght up with there system, I believe there would be more long term loyalty to these guys.

The upselling will never end. There will always be something more to buy. They're in the business of selling education.

Than came and spoke at our local real estate club in Denver. I was pretty impressed with his speech. I knew he was trying to sell something but he gave us a lot more information than a lot of the other gurus.

I'm really interested in his marketing system and any thought anyone might have on it. It sounds like he has a great system for postcards, letters and follow up letters. If they were as detailed as he claims I might be willing to purchase them.

Does anyone know where I can buy a used copy of the marketing material? Does the course ever show up on Ebay from some investor who gave up?

Agreed!.......They're in the business of 'up-selling' education. If we all quit buying they would quit selling........

I had a friend forward me Preston and Thans stuff so I can check it out......I admit I only skimmed through it, but it was all the same generalization and vagueness you can find anywhere else....although I am a hypocrite b/c I do randomly buy these programs/books/courses every once in a while to tee see if I get 1 nugget

    Hey April,

I was curious how you found this course to be. My business partner and I were debating whether or not to invest in this, as it looked like it could contain some useful information. We've tried other courses such as Chris Chico in the past which turned out to be extremeley useful. Thanks for your feedback!

Hey this is a great discussion. I have really only attended one course of some guys that are local to me and it was great. Everything they taught on their system they backed up with actually taking the students through every step. They were honest and candid that everything is not always peaches and cream in their system. It takes a lot of hard work. They are willing to mentor students and walk them through their deals for a piece of the project.

Just to add something else to the discussion, because I'm a lender, some lenders will be willing to help investors through the process also, especially if they are novice as the lender wants to make sure that the project succeeds because they do not want to have to foreclose on the project.

I forgot to write back that I ended up buying the book and CDs on ebay. Its a good deal for 100 bucks. I got their property rehab guide and basically their system of doing things, I am at the point now where I am putting the system together while I am straightening out my finances. So for me it was a good deal

heard him speak yesterday at David Lindahl's Foreclosure Chunker bootcamp. He is now offering wholesaling system with other bonuses inlcuding that his students will get proof of funds and funding opportunities for their wholesale deals. Did sound convincing must say. Anyone have experience with his wholesaling course?

I went to the second bootcamp Than ever put on back in 2007 and have since been through every course/bootcamp/program that they offer. I can honestly say their trainings and systems skyrocketed my business.

    Hey Matt,

where did you buy the guide book on rehabbing, and did you get it at a reasonable price?

    Hi Anthea,

I received the rehabbing guidebook when I took the rehab bootcamp. It's included in the package.

I don't remember what I paid for the rehab bootcamp but I've been back to it three times for free..... so that has lowered my cost basis a bit.

    Thanks Matt,

So would you say the quidebook is worth getting even if I didn't go through bootcamp....is it a step by step system? can you elaborate briefly, the lowest I've seen it was $1197, I want to make sure that it is worth every penny because that is a big investment....

Before you spend $1197 on a guru’s book, ask yourself what you expect it to do for you. What would make it worth the money? Could you get the same information with a couple of $20 books and participating on the forums here?

    Hi Warren,

Thanks so much, It is really a lot to spend in this economy but I don't think i can get it on a cheaper book, not that i know of, but i will appreciate it if someone know of a cheaper book or program on flipping that i can use....

it suppose to be a step by step system on flipping...or some template ...hope matt can elaborate on exactly it is...

Again, what do you expect to get? It’s not magic. I’ve been rehabbing for 18 years and can tell you that you will learn more by doing than anything else. So many of these high-priced courses are full of fluff and rah-rah, you can do it hype. The ideal situation would be to team up with or work for an experienced rehabber. Easier said than done, I know. But think long and hard before spending the money.
