What's Bigger Pocket's view on IG Gurus like Thach and Jake....

So I'm sure most of us have an instagram (or FB) account and have come across coaches like Thach Nguyen and Jake Leicht showing how they used real estate methods (flipping, brrrrr, etc) to make loads of money and promising to show you all their tricks if you just pay them $5000+ for their content.

I have listened in on their free consultations just to get an idea of what they offer and what I discovered is that they teach the same things found in books you can find on Amazon written by Brandon Turner or J Scott.  Books we can get for under $20 each.  HOWEVER, what they do offer that can't be found within the books, is a network of like-minded people all in one place.  Although a book can't offer that live-networking aspect, i feel Bigger Pockets offers that.

So my question is, what is the sentiment around here on paying $5K+ to avoid having to search for all your networking needs.  Would the $5k+ be considered an investment on yourself?  Or is that considered a waste of money when you can have it all for less (or free?) here on Bigger Pockets?  Is this a case of "you get what you pay for?" or are those just "get rich quick money scams"?

Thank you,

Mario

Like you I've attended a few free seminars, which are merely thinly disguised sales pitches. Quite often things open up with everyone telling the room about themselves. One of the first things I noticed is that most of the people there have little if any experience or understanding of what real estate investors do. And secondly it seems most of the people would be hard pressed to pay for the lunch if it weren't free. But by the end of the hard sales pitch at least 2/3 of the people stand in line to shell out big bucks for a week end boot camp to hear what the so called gurus have to say. These folks, although well intentioned, do not offer any local networking. And as you pointed out all of the information is readily available for free or nearly free as long as you are willing to put in the effort. Your local REIA association is a much better option for local networking. And forums like this on BP have provided me with all kinds of advice and insights. So my recommendation is to dig in and do your research, attend your local REIA meetings and try to find a mentor, and put that 5k towards your first flip.

I would love to connect with anyone that has signed up for Thach's program. It looks intriguing and if just buying into the group for $8000 is worth it, the training is a bonus.

It seems that BP is majorly split between those who have never done a deal (probably 80%) and those that have 2+ deals under their belt (20%). That barrier to entry is very challenging and if $8000 is enough incentive to get ones butt going, it is worth it.

I had a call with the sales rep from the Springboard company yesterday (Jan 2024). They are offering
    1. Training
    2. Deal Review
    3. A unique funding source
    4. Access to investors
    5. Community

My sales guy, Ben, mentioned that he did 20+ deals since joining the program and 8 of his deals were funded though the Springboard Funding program.

Last week, I had a call with Kingdom320 (Jeff Rutkowski) and they did not offer access to investors or funding. I felt like I was "bait-and-switched" when I got off that call. The top program was $30,000 for two years.

I did not feel that way when I got off the Springboard intro call and I am actually considering. Having a coach/mentor is worth it.

If anyone in Thach's programs, see this please send me a DM.

I wanted to reply to everyone here who has asked about Springbooard.
I DO NOT RECOMMEND HIS MENTORSHIP IF YOU ARE COMPLETELY NEW TO REAL ESTATE INVESTING OR THE REAL ESTATE MARKET AND IN THE LOS ANGELES MARKET.
I was completely new and I learned a lot about how to find off market properties.  They teach you how to find off market properties using Propstream and Deal Machine.  That was valuable to me because I really did come close to sealing several deals, however, this is where being a total newbie affects you.  I was unable to lock up any deals because I didn't know how to do that!!!!

They teach you a script for talking to homeowners, but that will only get you to 1st base!  I was able to talk to several great leads, but when it came down to locking up a deal, they don't even provide you with a Purchase and Sale agreement.  A total newbie like myself was scrambling to even get one, much less know how to fill one out!!!

I rmbr my first deal fell out of my lap because i didn't know what the hell I was doing and no one helped me when I asked for help!  They put you on teams (which you have to pay to be a part of, that's the other thing I'll talk about in a bit), but the teams are none other than cheerleaders to just tell you "You can do it".  It's all a freakin money scam if you are new.  I remember my captains dind't even reach out to me when I was begging for help.  Long story short, I was left to fend for myself with a seller who wanted to sell his property stuck with a newbie (me) who didn't even know how to lead him to the sale.  It was bad.

I have more stories, but the lesson i learned is that if you are a total newbie, you need to team up with someone who has done some deals already and knows what they're doing. JV (joint venture) with someone to show you the ropes and then split the earnings 50/50.

I left my springboard monthly subscription early 2023.  If you wanna subscribe to the monthly zoom meetings, it was like $199 a month to be able to join the zoom calls every tuesday for about 1.5 hours.

They are based in Seattle, so if you're not from Seattle, chances are you will not get much help other than rasiing your hand on the zoom call and asking a question there.  They also have a fb group that rarely gives you any help.  Maybe one or two comments on your question.  That's abou it..

If youre looking for motivational support, this is your group.  They will tell you you got this and you can do it, if your mindset is right.

Avoid this group.  I have gotten more help from being part of a free real estate investing group on fb than springboard.  If anyone is curious, Pace Morby's creative real estate group is free and they encourage you to JV for your first few deals before you even think of joining their mentoship.  And even then, its not really needed to join.

I wish i could get my money back.

Also, they have all these "mastermind" events and teams that are for the top 10% and if you really want to take your investing to the next level, you gotta pay 15K or 20K and all this money.  For newbies, this is a joke.  For seasoned investors with 100K  already in their pocket change, this is the place to be.

Thach’s program is worth it!  I didn’t want to spend the money to invest in his program but I admit it was a great investment.  The training/mentorship is very important. Yes, you can do it on your own but it helps to be connected to a network of other investors.  I am also a BP member and they are great and have a wonderful podcast and provide helpful information. However, Thach’s program is very interactive and we are on his live zooms more than twice a week. You can ask him a lot of questions and his willingness to help is great! I think everyone can benefit from both BP and Thach.

Hi Roxanne, i saw your post and I hope youve been successful with Springboard, but i also hope what happens to a lot of new people doesn't happen to you.  You already pay $5k to join the program and then they make you join the subcription for $199 a month (it was that much a year ago) if you really want to get one on one coaching.  It's really a money pit.  They want you to pay more and more just so you can listen to other peoples questions get answered and maybe yours too. But you really only get 1 or 2 questions max and how is that really gonna help you secure a deal?  They don't even provide you with contracts or how to even walk a seller who wants to sell through a contract. You're on your own there.

Like i mentioned in my last post, i was a complete newbie and lots of deals fell off my lap because I simlpy didn't know what I was doing beyond the script.

I hope youre doing better than I was.

@Ricky Roxbin  Did Kenny reply to you? I don't see any reply in this thread as to whether Kenny actually has made money and recovered his initial investment.
Negative. It would be good to get an update since some time has past. I’m very curious about this aswell.

Im the original poster, and let me tell you , i was never able to close any deals since joining the program. I can defintely find off market deals, but that's just the first step. It's closing deals that is a separate art. They only teach you how to find deals. The rest, you gotta learn elsewhere. That's not really a good program if you ask me. They don't even encourage you to JV with anyone. They are very good at telling you that YOU CAN DO IT! YOU GOT THIS! JUST CHANGE YOUR MINDSET AND YOU CAN DO IT! But that doesn't really work if youve never even seen a contract, much less fill one out. I would say that out of all the students in Springboard, less than 5% are actually completing deals regularly. about 50% of the members are real estate agents and the other 50% are regular W2 employees who want to get into real estate. Those W2s are struggling the most because they are new, like me and need help. More help than what they offer (1 zoom call a week).

They'll put you on teams (if youre part of the monthly subscription) but those teams sometimes have newbies as their captains who don't even know what they're doing either!  It's a joke.  They are more about mindset than deals.

Im disappointed in the mentorship program, because they don't help you beyond learning the script.. They won't teach you how to fill out a contract, how to work with escrow, none of that.  They only teach you the first step, which can be argued, is a very important step and that is how to find the deals.  Beyond that, you're on your own unless you take the initiative to have someone help you and perhaps split the Assignments fee 50/50.

Billy, i would say, look into Pace Morby's free mentorship. They have monthly Elephant Challenges that are free and for newbies.  They team you up with experienced investors and they walk slow like elephants.  Look up their free fb group on fb.  The guy you spoke with at springboard represents a small % of the total group at springboard. They tell you that to make you think you're gonna have the same results. And when you don't, they'll tell you your mindset is off.

Springboard has only 3000 members, while Pace Morby's has 130K! And its free! If you wanna join, they tell you not to.  Instead they tell you to do a few deals with students already in the mentorship program before you even decide to join their mentorship which is about 8k, but you can split the cost with another student if you want to both join.

Is it safe to say you would have felt better about things if it was "One on one" and they helped you close the deals?

Absolutely u would have felt better, but they just won't do that. They simply don't have enough members to help one on one. Besides, they don't offer that help unless you're in Seattle and you're right there with them.

I signed up with a group in based out of Columbus where I'm investing for a 90day bootcamp challenge. They also have a mastermind that's similar in price to Thach's program. Let me know if you join and hoe you like it. Haven't ruled it out yet. I agree that you need a mentor in this business and even the greatest investors have mentors.

There have been some changes that allow for a more 1:1 relationship with some of the local mentors. I don't advocate for pushing people to sign up and admit I get more benefit being in the Seattle area from it.

You're right, there isn't a lot of hand holding. The course material has been updated and is far better. I'd say give it another shot and communicate with the Facebook group and Whatsapp groups for your area. I know there's a NorCal meetup coming next month which you'd be able to attend.

Chris, how long have you been in the program and how much money have you dropped in the program, including the monthly subscription? Do you have real estate background? If not, how many deals have you closed?

Most programs being pitched now were created by others, then someone repackaged them rebranded them and found people to monetize them. Just saying. Find the original. The OG!

Hi Mario, I can not speak for Jake's classes but I can say this as one of Thach current student since April. The purpose of Thact classes is to Burrr, yes you will learn to Wholesale and Flip but then end goal is to own as many Burrr property so you can earn enough passive income to get out of the rat race. lol I sound just like him. You are correct you can learn a lot from books, podcast, shows. All the information is out there, but having Thach and his team and hundreds of other students where you can get any question or situation answered in a few hours is a plus to me. Again I dont know about Jake's program personally for me it was too much money, and I am not trying to promote Thach's program. I did the same research you are doing now back in March before I joined Thach and I did't find any answers. I dont regret joining Thach's classes. And one more thing that is a big deal to me, is that we see Thach 2 to 3 times a week!! for at least 2-3 hours on our coaching calls. I have heard others say they get one hour a week, and pay double or more for coaching. so if you want to burrr and learn wholesale and flip while at it and do it to the standards he follows to try to as much risk as possible, I say join.

Where are you from, if you dont mind me asking? Have u been able to get a deal done whether it be and of the 3?

I've been in for three years, and I bought a BRRRR every year. It's way deeper than real estate. It's genuinely life coaching at a very high level.

I don't think BiggerPockets itself has opinions on specific gurus. Generally speaking, it has and most of us on BP have a pretty negative view of most gurus. That's a bit of a blurry title though, I'm not against coaching or paid coaching. But I have a very low opinion of guru types (high priced, lots of upselling, big promises, selling a life style in their ads more than information, etc.)

I wrote a piece about them a while back: https://www.biggerpockets.com/blog/pushing-back-against-real...

And I'd also check out James Jani's great video on gurus:

That being said, I don't know anything specifically about Thach Nguyen or Jake Leicht so I don't have an opinion on them specifically. Asking for $5000 upfront is a real bad sign though.

Yep. Most of these "gurus" have only one skill. That is to repackage what others  created and market it with a cute name like Gator Method.

Having a coach/mentor is worth it.

keep in mind these funding sources are just HML ers.. I have been a funding source for Montalongo students  Vertucci students rich Dad students.. nothing special with that part of this program. Any one can come to me for funding you dont have to join a group.. The aforementioned Trainers used me because we actually performed.

    @Kenny Rosado

Have you managed to get any BRRR's going since joining Thach's group?

As someone who has been in RE now 50 years as a licensed CA Broker an inactive mortgage banker  And have been a back room Vendor for some of the top trainers in the US.

Anyone can take the course RE is not that complicated at the level you folks are working at. What folks dont have is sales ability and the Ability to close.. That is the skill.

So to me taking sales training is more important that this stuff..

Take a Car dealership  on the wall is the picture of the top sales folks everyone working there gets the same opportunities .. But who are the top dogs.. its the closers.. U have to develop sales and closing skills.. Thats the training you need..

Yeah, they do seem to copy each other's BS sales pitch over and over again. It's more than annoying. Watching Coffeezilla mock them on YouTube can be quite cathartic.

What's with the picture of Sinwar? Are you saying he was a guru?
