How much of your business is driven by technology today versus five years ago?
It feels like technology is quietly reshaping almost every part of owning rental property—from AI-powered pricing and leasing to maintenance automation, resident communication, and predictive analytics.
Some investors are embracing these tools, while others still prefer a more hands-on approach.
I've been fascinated by how different companies are using technology to solve old property management problems. At Bungalow, for example, we leverage AI, proprietary technology, and a resident app to help streamline leasing, coordinate maintenance, improve communication, and keep individual rooms occupied in our co-living homes. The goal is simple: reduce vacancy, improve the resident experience, and help owners maximize their property's earning potential.
I'm curious what everyone else is seeing.
- What piece of technology has had the biggest impact on your rental business?
- Is there a tool you've adopted that you couldn't imagine operating without?
- Where do you think AI will have the biggest impact over the next five years—leasing, underwriting, maintenance, or something else?
I'd love to hear what investors, agents, and property managers are using to stay ahead. I have a feeling we're only scratching the surface of what's coming.
