Tracked response time on 200 leasing inquiries — here's what the data showed

Been obsessing over leasing conversion data for the past few months. Specifically: how does response time affect whether a prospect actually signs a lease? Here's what I found across a sample of ~200 inquiries: - Responded within 5 min → ~68% booked a showing - Responded within 1 hour → ~34% booked a showing - Responded next day → ~12% booked a showing - Responded after 24hrs → ~4% booked a showing The dropoff is brutal and it's almost entirely a function of whether the prospect has moved on to the next listing. The painful part for independent PMs: 60%+ of inquiries come in evenings or weekends when nobody is watching their inbox. The fix isn't "check your phone more." It's having something that responds in under 60 seconds regardless of when the inquiry comes in. Curious what response time systems others are running.
