How much value does a metal roof add vs a shingle roof in terms of the appraisal? I received an estimate that wasn't much more than shingle for the metal option and I know metal roofs can last much longer. This is in a semi rural area where there are many metal roofs.

@Abe Alam so the answer is within the question of "What do your comps show". So you did elude to that other properties in the area have metal roofs. So you might actually be FORCED to use a metal roof to get the necessary "comparable" value that other properties show.
For example, if all the properties in your area have pools....and your home does not....then your home would be worth less than other comps. And it works the other way too...so if NONE of the properties have a pool, and yours does...it might give you little to NO value. Same with granite countertops, flooring, windows, etc. You don't want to OVER-improve the property based on the neighborhood because you may not get any extra value. And vise versa.
So if all your comps show a metal roof - put that metal roof on the property. Hope all of that makes sense.
