@Donovan Swain Have you found the only rental that will never be vacant and never need repairs or capex? All those are costs that need to be figured. No insurance. Ignoring cost makes this look like a better deal than it is.

You are correct I updated. The DADU unit will be new construction and the current single family is newly repaired, new roof, updated plumbing, kitchen and bathroom. I did add current issuance didn't see it at first. My niche is Military, so vacancy I anticipate being low. I did add a 3 percent vacancy can be adjust per unit.
