The most crucial element is the deal. Wether that is from your realtor, or some other lead source. Lenders are in abundance, contractors are going to have to take more time up front vetting.

First and foremost where are you looking to invest out of state in? What budget are you working with? I think those are more important to answer and then the right help can be given
