Standing shower or tub for rental

I'm currently working on a rehab project, and the existing layout isn’t functional. We're considering removing the current tub and installing a standing shower in the rental unit. However, I'm concerned that this change might limit our rental pool. This unit is the largest, with three bedrooms. Has anyone gone through a similar situation? What decisions did you make?
