Hi All, I am new to RE Investing. Looking to acquire my first property via the BRRRR method this year in the Philadelphia area. Looking for suggestions/success stories on markets in PHL and well as creative capital raising for Down Payment and Reno. Thanks for all the feedback!

Starting your first BRRRR is exciting, just be careful not to force it in a market where the numbers are tight. Philadelphia can work, but higher prices, permits, and slower rehabs can eat your margins fast, which makes refinancing tough. A lot of newer investors I know have better luck going out of state to simpler, lower-cost Midwest markets where you can buy cheaper, renovate faster, and still cash flow day one. Places like the Midwest let you stretch the same capital into duplexes or small multis, and local lenders are usually BRRRR-friendly. For funding, think small private money, partners, or HELOCs to get your first one done, then let the refi recycle your cash. Keep it simple and focus on deals that work on paper before you ever touch them.

    Hey Andrew, I'm currently in Bristol Borough just outside of Philly. I'm very familiar with the booms that took place in Fishtown, northern liberties, and then south philly. As far as creative capital raising.... what did you have in mind? Whats your background? And just curious, whats your primary source of income currently? How do you plan on acquiring this first investment property?

    Hey Andrew. Nice to meet you and good luck in your property venture. I am doing the same strategy in Philly and recently just bought my first property in North Philly. Would be happy to connect with you and let you know all I have learned in my first year but the most important lesson when it comes to Philly is that pricing can change very quickly from one block / area to another. Prices in Center City are going to be very different than North Philly and will be different than Fishtown, etc. It is extremely important that you understand where you are looking and what the recent comps are.

    Andrew — welcome. BRRRR can absolutely work in Philly, but where most first-timers get tripped up isn't acquisition, it's the refi stage.

    Most lenders will underwrite the refinance based on in-place rent, not projected post-rehab numbers, so setting those expectations early matters. Getting clarity on how the refi will be evaluated before you buy saves a lot of pain later.

    On capital, many successful BRRRR deals start with conservative leverage and focus on markets where post-reno rents are provable, not just aspirational.

    Are you targeting single-family or small multifamily, and do you already have rent comps lined up for the refi phase?

     Quick question.

    When you're setting up or turning over rental units in Philly, where do you usually source mattresses?

    I supply like-new and new mattresses locally and some landlords use us when they need beds quickly without paying full retail.

    Curious what most investors here are doing.
