What software is actually worth paying for in a BRRRR workflow right now?

I am not asking about CRMs or lead gen. I mean the actual BRRRR workflow after you identify the property: deal analysis, rehab budgeting, scope tracking, rent comps, draw management, refinance prep, and keeping the whole thing organized. It seems like most tools are decent at one piece of the process, but once the rehab gets real or the refinance/appraisal side becomes the issue, a lot of people end up back in spreadsheets, contractor texts, and lender calls.

For people actively doing BRRRRs, what software has actually earned a permanent place in your workflow, and where does software still fall short enough that you default back to manual judgment?
