How I separate real repair budget risk from inspection-report noise

Local GC perspective:

When buyers or investors send us inspection reports for pricing, the biggest mistake I see is treating every inspection finding equally.

A missing GFCI, old roof, active leak, rotten trim, dated HVAC, drywall patch, and loose handrail should not all carry the same weight.

The way I sort it:

1. Safety / habitability items

2. Water-risk items

3. Structural or visible rot items

4. Major systems: HVAC, electrical, plumbing, roof

5. Licensed-contractor work

6. Cosmetic / punch-list noise

Cosmetic items can matter, but usually only when they are tied to moisture, movement, safety, or remediation.

For investors, the expensive part is often the stack across trades, not one dramatic defect.

That is why I would rather price the few items that change the decision than turn the whole inspection PDF into one giant repair ask.
