The valley has been ON FIRE when it comes to growth and appreciation. I currently have 3 doors in E Anchorage which are doing well, but am certainly looking to pick some unique properties up in Wasilla. Looking for partnerships and potentially co-hosts. Cheers
@Devon Edwards - yes it has - but I think that market has peaked for a little while. So many new builds still in process and will hit the market with prices having to come down.
@Jamie Rose this reminds me of the "Peak" that Queen Creek, AZ reached a few years back. The interesting thing is, it keeps expanding and housing prices just keep rising.
I agree that the valley has expanded and will continue to expand. However, with interest rates climbing I personally believe that rent will continue to do the same. I'm in Wasilla but have yet to get an investment property out this way. I've invested in other areas such as Tacoma, WA and Phoenix, AZ. I would love to find some investors around the local area. Another investor and I were attempting to get an REI going. Would there be any interest?

Have you invested in that area? I have looked as far south as Coolidge. New to the area and a new agent so always nice to hear where people are investing.

My folks live in Queen Creek and the area has exploded since they moved there in '10. I see similar patterns in the valley. I'm coming up on my second year here in AK and so far only have rentals in Anchorage. I have my sights set on lake-front/ creekside properties in the valley now.
Edit: @Michael Warthen, I am speaking of Mat-Su Valley, Alaska. Not the valley we are used to in Phoenix. haha I hope to pick up some AZ properties in the future as well. It's still a great flipping market.

@Kevin C. leads REX (Real Estate Exchange) meetups here in Anchorage, but I haven't seen any meetings for a while. Perhaps we should try putting one together for him.

@Devon Edwards - Tyler Cobb is leading a monthly REI meetup in Anchorage this Thursday - at 49th State Brewing Company -
I bought land and cabin rentals in Wasilla this year (not far from my parent's place and where I grew up) - I think it's a great long term hold. If you are watching it for the short term - next 3-6 months - my guess is there will be some better deals than there have been in the last 18 months.

Excellent! What time is the meetup?
We should start seeing better buying opportunities as new builds are completed and as the mortgage relief/ moratorium ends we may begin seeing Foreclosures again.
