@Tyler Bushey agreed...part of the reason why Biddeford hasn't made sense to me given MLS and others, but would love to connect to see how you find off markets.
Word of mouth has got me quite a lot of leads, and 3 deals. I've lived in Biddeford for almost 10 years which helps with the referrals. Other than that, direct mail.
i just closed on a 4 unit in south portland. iv been thinking about looking into the Auburn and L/A area but im not sold yet. cash flow can be great in those areas if done right for sure.
@Robert Beardsley you definitely need a team that know the area and can advise well (just crossing the street can make a difference)...L/A can also be iffy with tenant so surely risky. I rely on my team a lot there, but higher risk compared to south portland for sure. Lower barrier to entry from a price point. How’s south portland cash flow?
@Michel Bamani would love to connect sometime. L/A and surrounding areas is where I invest. I have an 11 unit up the road in Livermore and a 2 unit in Auburn I just rehabbed and have cash flowing. If you don't mind me asking, where abouts in Lewiston did you buy?

Greater Portland area, Biddeford/Saco, Lewiston/Auburn and potentially Bangor area. I currently reside in Dayton. Bangor will be tougher for me manage, but its my home town and I do have a lot of connections there.
Does anyone have any ideas for how to finance a property that needs foundation repairs and therefore the banks won't lend? I'm trying to buy a farmhouse in rural Maine but it's proving really tough to get financing given the condition of the house.
I'm also interested in buying multi-family in Bangor. I actually explored a few place but the required 15% downpayment just proved to be too much for me.
@Michel Bamani I sold 10 of my 11 buildings in L/A and 1031 exchanged into a 16-unit in Biddeford. I still have an 8-unit in Lewiston. It is going thru tremendous work/updating right now and will likely be available for sale this fall or possibly in the spring.
@Michel Bamani Yes I’d be happy to connect. Pretty busy with work right now, but things should quiet down after June 1st. Feel free to hit me up in a couple weeks and we can chat direct.
Hey, Mainers! We're looking to get connected with a house cleaner who could help with turning over vacation properties in the Boothbay area. We know labor is tight, so really appreciate any recommendations!
