Dear BiggerPockets Members,

I just want to get your thoughts and suggestions on this one! A well know Real Estate Investor who is on Podcasts for both Bigger Pockets' & ConnectedInvestors.com, winning numerous awards for "Investor Of The Year" has completely gone GHOST on me! Let me explain, I reached out to this individual 3 months ago because I am brand new to the industry and I highly respected his Podcasts and his achievements in Real Estate Investing. I wanted to ask him if he would have the time and interest in Mentoring me? After 5 emails and phone calls he contacted me about a month ago. We had a great 30 minute conversation with him happily agreeing to Mentor me, saying he is excited to get me going with his different investing programs and strategies. For close to two months I have not heard a word from him! He has completely Ghosted me! I have reached out numerous times to him. Could you share with me what you would do? This just goes along with all the horrible times I have had trying to get into Real Estate Investing and learning the business has not been fun and no traction at all!

    Hi Cody,

    At first, when I got your message I thought I have a lot to offer with my 30 years in outside sales and numerous top revenue generated President Club awards. But then I realized you are right, I have nothing to offer in regards to Real Estate Investing, I'm new. I was hoping to find a like minded mentor which I thought I found when someone say yes, I like you Rod, I will work with you they honor what they say. But, I am finding in my few months of experiences in talking with people in Real Estate Investing a hand shack or a verbal promise means nothing!

    Hi Jay,

    I appreciate you commenting! I did not get that impression at all when the mentor and I had our very upbeat 30 minute conversation. It is so baffling to me why this seemingly impressive Real Estate Investor would not return one of many emails or phone messages left and just say, "Rod I don't have the time to mentor you" or whatever he wants to say. To just leave me hanging is surprising when I was so thrilled to get started. I have thick skin with 30 plus years in outside sales, it's the principle behind it.

    Or like many in the industry if he thought you could not invest in his deals.. same thing  no reason to continue..  just speaking from my experience in the industry.  Although for me personally I am pretty up front that I am not a mentor.. but will consult for donations to my charity..  Aheroshome dot Org  I am good donating my time.. and help others.. I consulted with a BP member a few weeks ago about how to find hidden gems in her town of Nashville and BOOM she sends me an e mail  YOU MEAN LIKE THIS   I said YUP.. thats Money..

    I wouldn't take it personally.  He's busy.  Keep engaging with others, and think about what you can add, like others have said.

     I dont know you at all, but just based off your replies here, there's the possibility you come off intense and demanding.  You are posting here really upset about some guy not giving you his time for free. Not sure how to word this but why do you feel entitled to it?  You really should have been finding ways to make sure he is happy with the situation, not just take take take. 

    Also you need to take your own initiative to succeed in RE. Finding some father figure to hold your hand for free isn't a common route to success.  Your sales background might help if you go into wholesaling and want to cold call annoyed people all day, but otherwise smart investing isn't really much about sales, its analytical and requires a tough skin and a sort of hunter's mindset. 

    Hope you find your success path.

    I'm sorry you haven't heard back! I agree with what others are saying. Having a mentor will help you when looking for advice on deals and helping you choose investments that are smart, but It can't be one way. You have to read, listen, research and learn all you can. Don't stop being excited! If this one investor is making you want to stop or you feel stuck you will not get far in this business. I really hope you take the reins and meet someone you can work with and learn from.

    LOL. Yeah, I once had an employee who was getting into every who's who you could think of. And paying for it of course, with company money. Couldn't figure out at first what was in it for them until one of them mistakenly "invited" me to become a who's who, and when I balked at the price they mentioned it came with 2 "free" airline tickets.

    Sometimes bad things hit good people.

    You never know, perhaps he has:

    Covid, or

    Lost everything, or

    Become deceased, or

    Been diagnosed with a major health problem, or

    Been served with divorce, or

    Been arrested for drunk driving, or

    etc...; or

    Just decided he doesn't like you--for whatever reason.

    I knew a very well to do man who fell off the radar years ago when the economy took a nosedive. I discovered he had lost everything and was homeless, poor guy.

    You really don't know this guy, and if he's not returning your calls, it might be best just to move on and find someone who is more interested in helping you.

    Hi Nicky,

    I appreciate you taking the time to tell me what you think! I will take a look or review how I am coming across to people next time. I certainly don't mean in this format to come across as demanding or intense, I know very little about this industry there is no room for me to come across like that. I have had so many No's and disasters in my life as most people have to various degrees. I believe I have miscommunicated my story or left something out. I wanted to bust my *** for this Mentor and do whatever work was needed to make him successful! Like I state in my profile header, by helping other experienced Real Estate Investor or Mentors with whatever they need for free to make them successful I would be learning as I go along. Nicky, I had already expressed this to this Mentor during our 30 minute phone call.

    Thank you again for your honest input, I will watch what or how I communicate next go round.

    You are absolutely right it could be a number of possibilities. I appreciate your comments and I will continue learning! By focusing on my day job, I will continue saving and when the time is right invest in Real Estate.

    With that many years in sales you understand the concept of "qualifying" prospects. He was "qualifying" you and he didn't see that your were appropriate for his product or you didn't have the coin to buy his product. Don't fault him for not wasting your time on a product you aren't ready for.

    He like me, always checks to see how serious someone is by how much follow up they do. If you don't really want the prize and aren't really going to go "all out" for what he has to offer, you aren't ready for him. He is watching your posts and I believe he is disappointed in your characterization of him.

    I see no incentive for him to contact you after you bad mouth him in front of 1,000,000 Bigger Pockets members. You are a bit of a "whiner" Your Comment: "This just goes along with all the horrible times I have had trying to get into Real Estate Investing and learning the business has not been fun and no traction at all!"

    When I worked for a Fortune 200 firm selling some very high end products, getting 5 "No's" from someone was just the starting point. The only time I gave them relief was when their purchase order for my product was booked in the "New Orders" board. Don't give up, just change your tactic.

    What the hell is an investor of the year?  How do you decide who wins?  Trophies and awards are for kids and heroes not investors.  Many investors are looking to raise money so if he thought you were successful in another field he probably thought/hoped you had money to put in his deal and then he might have been willing to show you the process etc.  My wife used to have a movie called “He’s just not that into you.”  That might be whats going on here.  But hey man kudos to you for calling him that took some Cahunas.  Unless you have a friend, money, or a deal it is going to be hard to get mentored by someone successful.  Don’t feel stupid all good laugh it off and go make something happen.

    @Rod Lambe welcome to real estate.

    I suggest getting a good amount of money for capital before approaching others. This way they see you have skin in the game and they are able to immediately benefit from you.

    I’ll apologize for him though for talking you up and giving you false hope, to just move on without even saying anything. Unfortunately, it won’t be your first time dealing with that.

    This industry is rifled with those who take advantage of others and are able to keep a smile on their face while doing it. It is most certainly a nice guys finish last type of industry. Be careful and do your own research. Over analyze your first deals before committing, don’t let the mindset of losing a great deal make you rush into a bad situation.

    I say this due to you having dealt with someone successful talking with you, giving you hope and possible benefit. Imagine if he directed you to a property.. you’d probably just be grateful he’s part of it and hop in... don’t do this with anyone. CYA.

    What do you consult folks on doing? 

    For BP members and for Our Charity aheroshome dot org  I will help them analyze mid west cash flow markets since i have been lending in the turnkey space since 2002 and know most markets pretty darn well.  I have helped other on how to do a deep dive into finding hidden parcels ( especially prevalent on the west coast and one person in Nashville looks to have hit a home run).  Can discuss the long term benefits of owning timber land  along with smaller development infill type projects that we do..  I do it for our Charity I am not writing business plans though like some ask for..

    I appreciate your candid, constructive, comments! Things will work out with hard work, action, and surrounding myself with people I respect. This disappearing mentor unfortunately has chosen to be on my list of people I would never want to do business with!

    @Rod Lambe I would move on.  If he doesn't have time for you don't want him as a mentor anyway.  I have never used a mentor and have heard horror stories about 30K price tags for mentors and schools.  

    Overall if you build a team with a realtor, lender, property manager, lawyer, accountant, and a home inspector, I am not sure you need a mentor.  Your team of people will all act independently of each other, and provide advice from different angles in the industry.  

    There is also tons of free info on BP, and they have several books that are well worth the read and will get you up to speed.

    Thats very cool.  I will look up and find the charity unless you would like to talk about it a little.  And how much of a donation do you require.  Not sure any of that is really my wheel house but hey it might be worth a try.
