Partner Driven partnered with Preston Moore on a fix & flip in Somerville, Alabama. The property offered a strong opportunity to create value through renovation and repositioning. With a clear improvement plan and focused execution, the team was able to transform the property and bring it to market as a much stronger asset.

What made you interested in investing in this type of deal?

The property had clear upside in its existing condition. The opportunity to improve the home, increase its appeal, and reposition it for resale made it a strong fit for a fix & flip strategy. The key was seeing what the property could become rather than focusing only on its condition at acquisition.

How did you find this deal and how did you negotiate it?

Preston identified the opportunity and worked through the acquisition process to secure terms that supported the renovation and resale strategy. Understanding the property's potential and leaving enough room for improvements were important factors in determining that the deal made sense.

How did you finance this deal?

Partner Driven provided the capital for the acquisition and renovation, allowing Preston to focus on executing the opportunity without having to provide the project capital himself. Having the resources in place allowed the team to move forward with the planned improvements.

How did you add value to the deal?

The value came from improving the property's condition, functionality, and overall appeal. The renovation was focused on creating a finished product that would be more attractive to buyers while making improvements that supported the property's resale potential.

What was the outcome?

After the renovation was completed, the property sold for $210,000. The project demonstrates how identifying the right property, planning the improvements carefully, and executing the renovation with the end buyer in mind can turn significant potential into a successful investment.

Lessons learned? Challenges?

A successful renovation starts with understanding what the property needs and what buyers will ultimately value. This project reinforced the importance of staying focused on the renovation plan, managing the work carefully, and making decisions that support the final resale rather than adding improvements that don't contribute meaningful value.

Posting the full numbers like this is what makes a deal writeup worth reading. For me the appeal of this type of deal is the spread. Buying at $100,000 and putting $43,215 into it against a $210,000 sale leaves enough room to survive a slow sale or something ugly behind the walls, and on short-term money the interest keeps running every month the house sits. The structure is worth copying too. One person found the deal and ran the rehab, the other brought the capital, and that's a common way newer flippers get started, since a lot of lenders are cautious about funding someone's first few flips. The profit gets set at the purchase, the rehab just collects it.
