Use a VA loan to invest in duplex or fourplex?

Hi all, my father-in-law is coming to live with us and has mentioned that he should be able to be approved for a VA loan. My wife and I already have a mortgage but want to start investing in real estate. I asked a realtor friend of mine to look into this and she said he would indeed be able to buy a duplex or fourplex with his VA loan. He has told my wife and I that since he will be living with us, we can buy a property using his VA loan. Does anyone have any experience in doing this and what we need to do?
