My first Wholesale deal! Payday!!

Hello everyone.

I wanted to be part of a success story and finally I can be!

I received my first check and I am very excited.

I have started marketing  in March. I got a ton of replies. But always something didn't work out. Always something that would prevent it from happening. So much has happened and I gave up several times.

Luckily when I give up, it takes just a few hours to realize that if I stop i will never really get a check. So I just sucked it up and picked up where I left off, but then, only harder, stronger, and more aggressive. 

But I tell you, it is NOT easy to keep chugging when nothing works out. It was really hard. And I am not just some kid off the street not knowing what "hard" is. I have fought like you wouldn't even begin to comprehend getting where I am now, and having accomplished the things I have. Living on a small little island in Curacao, coming to the USA, as an international student, finagling my way up the most desired organisations on this planet, in my field.. which is hard to do as an American, even harder as a foreigner.  But sticking to this Real Estate thing.. THAT was hard. Mostly because you do not have all the control. Money is limited. And there is a lot of competition.

Many say "keep at it and you will make it". hmmm.. it is more than keeping at it. It is hustle as if there was a crazed monkey after your butt!!

Then it was time for my second mailing campaign. Everyone told me that the more you mailed the better the response... however that as not the case with me. The more I mailed the more people called me and demanded I stop bothering them.

When I say "everything was against me", you have no idea how much I mean this. 

But I didn't give up. And now I am happy I didn't.

But I finally got one! We did it!! (I absolutely didn't do it alone)

This is by no means an incredible paycheck, but you know what? It doesn't matter!

It is just a number that tells me "I am doing something right".  This is really powerful.

Now I am rolling up my sleeves.. heck I am taking my shirt off, heck why stop there, I'll go naked if I have to! Deals.. watch out, I am coming for you! Be afraid! Be very afraid. There is a new monkey on the branch!

If you re a newbie and need help getting started, let me know. I have gone through hardships and disappointments to get here. I will definitely help.

Or you can read my blog as I tried to document every step I took to finally get one signed.

Awesome info Jerryll, keep up the hard charging and continue to raise the bar each and every time.  Thank you for posting your results and having that no quit attitude, you are definitely an inspiration to myself and others. I'll be looking for my second property over here in San Diego, CA.  It will be a challenge, but I'm up for anything, and we have to remember that if it was easy, everyone would be doing it.  And as always, no guts, no glory.

    Awesome success story man! Hopefully I get to share something similar soon. I do agree with you when you say that it seems as if sometimes everything is going wrong. It's almost a test to see who will continue to push and who will throw in the towel and quit. Someone said that they do not know anyone who has only done one deal, either they never did one deal or they did many deals. With a very low success rate for wholesalers, I congratulate you and hope to share my first deal success story shortly. Make sure you continue your marketing and stay hungry, I've read where people let their marketing go after they get a deal.. and don't start back up until they need more money and then they have to start from scratch.

    Hey Jerryll, I am having a very hard time finding deals for weeks now through the website such as zillow, realtor, craigslist ... etc in the Sacramento CA area but cant seem to find any good deals. Any advise?

     This really is something. I think I was falling victim to exactly what you described. Feeling a bit weary of spending more money on marketing. Didn't know it was a common pitfall. Thanks for telling me about this. That snapped me out of it. Will go right back at it!

    Honestly, I never touched CL, Zillow, realtor etc. etc.

    Here are MY reasons why:

    Every investor on this planet is lurking these ads. Even if you sit glued to your computer and you manage to find a good deal before it is snatched,  if it is a good deal you will not be the only one fighting for it. It just is too much competition.  I think you make it way too hard to find deals if you are looking for a deal  like that.

    Then, places like realtor and zillow have agents attached to the deals. Honestly I don't even know how you would work such a lead. With all the agent commissions... aent want as much as possible you want as low as possible, fees the via via factor... I just don't bother.

    I got myself a targeted list and market my mailers to that list. That is how I did it.

    I am indeed getting my own deals. When I do get crazy good deals (like my next one) I Rather not wholesale. I rather partner with someone with the finances. I bring good deals, they buy and fix them we split the profit.

     You know what? To be honest I had no idea why my blog was so liked. Everyone tells me how "different" it is.

    But then I realized something. Usually people give advise, and tell their success stories AFTER they had the success. Obvious right?

    That is why I think my blog is a pretty cool thing.

    At the time I wrote each post, there was no happy ending I was writing towards. When I wrote that I was frustrated, I was actually frustrated! When I had hopes I was going to sign my first deal... and then it didn't go through, I was not setting up a dramatic stage to prepare everyone with a surprise turn of events. No, at the time of each host, that was the end of the story, to be continued. 

    Thus the blog is written a bit  without structure and chaotic.. but so is life. I was not telling "my story". I was documenting my life happy end or not.

    I had no idea if it was going to be a success story.

    That is why everyone feels it is such an honest blog. I have no idea why I started writing it. The only reason I know why was because I was struggling and no one could explain to me how to actually start. Everyone tells their story on how to, when they are already sitting on a throne swimming in money, and they do no longer remember, really remember how it was to be in that helpless frustrating position. WHat we were thinking at that moment, feeling...

    SO I decided to write it that in case I  do make it... that would be a proven recipe, on how to make it.

     Indeed. It was the dreaded Manchester Saga.

    But I got it!!

    Funny. My plate keeps filling up from my marketing pieces I sent out months ago...

    2 more houses to make an offer on :D Will have to hire help soon.

    And then, I can finally call them "the help". One more step to become filthy (rich) and stuck -up!

    Looking to get started very soon in wholesaling myself, I'll have to check your blog out. How many people did you market to? How much did that cost? Sorry if that's in your blog, I'm at work and can't surf too long.

    Thank you. No worries.

    I did 2 mailing campaigns.  the first was a combination between hand written yellow letters (400 pieces) and postcards (3000 pieces).

    The second campaign was just post cards about 5000 pieces. (which included the list of the first mailing campaign)
