First Kansas City Turnkey Purchase

First Kansas City Turnkey Purchase

Hey Everyone,

I figured I would document my first turn key purchase in Kansas City, MO. I read another members similar blog and found it very helpful. I won't be naming company names unless through private message for feel free to ask.

I researched a number of turn-key companies before narrowing it down to a few. I also found an area that I was comfortable enough (a BP member drove the area and gave me the low down) with and pulled the trigger on one.

My wife and I executed the contract on 2/10. The lender that BP suggested works weekends & as a Realtor myself, I really appreciate that. Also, every company & seems agent I have spoken with seems to know and respect this guy. Locked in my rate this morning (5% w/ 20% down). I was tempted to by down the rate to 4.75% since I negotiated $1600 in closing cost credit but realized I'd rather keep the maximum cash in my pocket. The more cash I keep, the quicker I can buy #2 if all goes well. And really after looking at the number, the .25 difference really wasn't worth it in my opinion.

Also, my contact at the turn-key company and title company they chose has been working this weekend as well. There has already been a string of emails going back an forth this morning. We have reach out to the physical inspection company to schedule the inspection. This company was also chosen through BP suggestions and vetted through reviews and past clients.

Off to a good start I suppose. Here are my research numbers. I know it always looks better on paper so we will see in 12-13 months where the numbers actual fall.

Purchase Price: $85,000

Down Payment: 17,000

Estimated closing costs after credit: $1,100ish

Total Cash Out of Pocket: $18,100ish

Mortgage Payment: $365

Rent: $948

Gross Rent: $11,376

Estimated Expenses:

Property Tax: $486

Insurance: $675

Property Management: $910

Vacancy: $910 (8%)

Maintenance: $910 (8%)

NOI- $7,484

Cash Flow: $258.66

Cap Rate- 9%

COC Return: 17%

Again, follow along as this newbie enters the world of REI.

If you comment, please make it constructive. None of that negativity please.

Congrats, I think you did pretty well here. My recommendation is to figure in $100-$125 for CapEx right away, assuming you have a long term hold in mind. I also like the zip code you bought in, some nice neighborhoods in there. The property tax is surprisingly low. My only house in KC with lower tax is in a borderline hood area. I strongly recommend to run the address on rentometer.com (I have a professional subscription, but anyone can run a general analysis) and confirm the market rent. Even the most reputable turnkey companies naturally fill their properties at the top of the market rent it makes all the other metrics look great and maximizes the purchase price potential. Also check comps on MLS/zillow and make sure the purchase price seems to fit and you aren't starting with much negative equity. Regarding vacancy and maintenance, consider costs of make-ready and LEASING FEES between tenants in addition to month-to-month items. With just one property in the portfolio right now, be conservative. PM if you want any help.

@Luke Miller I'd say it is a little early to call it a success. Just had our inspection yesterday. I sent in my request for repairs. Waiting to hear back on that. Just started the loan process today. So far everyone had been very responsive and on the ball. We will see how the repair negotiations work out.

@Chris Nordella Congrats! I am interested in who you worked with to find the deal. I am an experienced investor in Colorado. I have in laws in Kansas City, KS and would like to purchase some real estate there this year. If you wouldn't mind sharing, That may help me start my search.

@Chris Nordella Congrats on your first purchase! Would you mind PMing what turnkey company, inspector, and insurance agent you used? I'm on my way to Kansas City on Friday hoping to accomplish the same thing you just completed, my first out of state purchase.

    Thanks!

This has been a question I have received a lot. The company I went through is USREEB. I had looked a quite a few. I narrowed it down to KC Metro Homes and USREEB. Mainly came down to their inventory and the deal I was able to get. Both companies I was comfortable after looking at reviews, speaking with investors who'd used these companies with success, & speaking with their team. The lender that I decided on is Shawn Huss with Chemical Bank. He was highly recommended from a number of people. Since they like knowing who referred you. Mention my name please. I was also referred to REI insurance but a number of people too.

@Chris Nordella I'm interested in what you asked for to negotiate your closing cost credit?  Was it with the lender re: origination or the title company?  What did you use as a bargaining chip?  Congrats on your first deal!  I am closing on my 3rd property in KCMO (have 2 already in south Raytown, close to Cerner as well and closing on a fixer-upper in Blue Springs, another great area).  Would love to share ideas with you if/as you continue to grow your presence in that area as I plan the same -- great market, great renters (at least I've been lucky with such) and hopefully Cerner will bring appreciation -- though my real estate agent says that the other Cerner complex up north didn't do much for the surrounding area...but who knows!  I'm hoping Google expands their offices there and encourage more high-tech firms to join them -- that is what would REALLY jumpstart the metro-area economy.

@Dave Blackman I originally asked for $5k off the price and $2700 in closing costs. We went back and forth until we decided on $2k off the price and $1600 in closing cost. I negotiated directly with the Turn-Key company. Congrats on your properties. I'm hoping this one goes smooth for a while I continue to grow my knowledge. I look forward to picking up several more properties as long as it continues to make sense for the area.

I know it's a turnkey and should be in great condition for many years but things happen and if you don't account for capex now and three years down the road the water heater or something larger happens unexpectedly, how will you pay for it? Factoring 5% capex right now won't affect your cash flow too much which is great, but I'm genuinely interested how you will account for capex later on down the road and how other TK buyers deal with it.

What I don't understand is every area has a known exact vacancy rate to the tenth of percent. Be careful when you check these if it is presented at flat 5% and it is actually 13.5% or 17.2%. Then the PM fee say is a flat 8-10%, but I think PMs national average is 13.8% with lease up fees and the rest. Just these two numbers real life expenses might wipe out any flow. Good luck!

A turnkey property for 85k?  Looks like a great market area!  Those numbers feel promising, I wish you luck on #2 and thanks for posting!

Update: I had my physical Inspection a few days ago done by Bulldog Inspections. Very impressed by the report. Had a great chat with the inspector after I read the report. I asked for about 90% of the report items to be fixed & USREEB agreed to them. Once completed, I will have a re-inspection. I also worked out if they fail the re-inspection that they pay for the second re-inspection.

Woohoo Congrats! I am looking into turnkey companies too, it's horrible ROI where I live and also since it all be my first Real Estate purchase I want to start with something not very expensive and learn on it ...it all comes with practice, right :) I have a question. If it's a turnkey company it means it's all rehabbed and ready to go right? I would also really appreciate if you could PM me your favorite turnkey companies! What criterias were you looking into when choosing turnkey companies?

@Chris Nordella Thank you for posting this.  I have recently embarked on my real estate investing journey so reading posts like yours provides invaluable insight into the realities and what to expect. Best of luck with this one.  I'll be following with interest to see how it goes!

@Lisa P. Good luck on your journey. I'm glad this has helped and will continue to help as more happens. My close date is in about 3 weeks. Then we will begin to see how the property management side works. The tenant moves in today actually. Hopefully all goes smooth there.

@Ida Saidkariev That was basically my same train of thought. Find something that can't get myself to in over my head. Learn from my mistakes and grow from it. Yes, turnkey are rehabbed, tenanted and ready to go from the time you purchase. I'm using USREEB for this one. There were 3 that I was comfortable using. This just came down to the numbers mainly. Let me know if you need any more info.

I'm loving this thread, too. It's great to hear about newbie experience with a few different turnkey providers. I'm following another, similarly intentioned thread, too, but that one turned super, super negative and has gotten a bit far from the original goal of the person who started it. I'd love to see more of these with the kind of wisdom, thoughtful comments, and education that this thread is bringing!

Congrats!  And thank you for posting.  It is good to see another first time TK investor.  Looks like you did an awesome job with your selection process.  I am still learning a lot and feel I will continue to learn as I jumped in head first on mines.  How are you planning to select your PM or are you going with the TK PM?  Best wishes.

Tenant moved in last week which is great. It is a Section 8 tenant so should be an interesting experience for a first unit but I'm confident in the screen process that USREEB did. And I'm not against guaranteed money. We passed the Section 8 inspection with flying colors.

My re-inspection from my repair requests is next week. That should be the last step before we get this closed in a little under two week.
