Hi everyone,
My partner and I just completed our FIRST FLIP and we are so excited about it!!! We have both been in construction for nearly 10 years now, and have been talking about trying our hand at our own projects for awhile. Well, we finally took the leap and it was worth it! It was not easy, but we are so glad we did and now we cannot wait for the next one!
$163,000 - Purchase Price
$133,000 - Total Cost (Reno & Operating Expenses)
$17,000 - Commission
$378,000 - Sale Price
$65,000 - Profit
21% - ROI
The project took about 6.5 months. 3 bed, 2 bath 1,400 sq ft single family house outside of Greater Boston. Take a look at the photo's and let me know what you guys think! Also, a big Thank You to everyone who is a part of this great community!
Man I love when the before and after pics are shared on here. You and your partner did an awesome job with the cosmetic finishes...I personally love how inexpensive recessed lighting is and the dramatic difference it makes to a space. Great job and congrats on the ROI!
Great job ! What were some of the hurdles you had to overcome in this project? Did you take on the majority of the work by your self? Do you have any other projects in the pipeline?
Truly fantastic transformation and workmanship! I can't believe it's the same house. Thank you for sharing. Love to learn about success stories and what others are doing.
Absolutely beautiful. Someone is getting a wonderful home. You mentioned that you would share your budget if I PM'd you. How do you private message on here?
Spectacular! Amazing how just adding a red door makes the front look so much more inviting. Why do you say that not changing the heating system is the only thing you'd change? Do you think it would have sold for more if you had?
This is a great piece of work. Good job guys. What did you have to have before starting? Did you have to set up a business website and form a LCC? Just curious because I also want to delve into this business but do not know how to begin.
These before & after pics are so exciting! Can you tell us what the approximate cost of renovation was? I am about to do a total makeover like this but on a very small home, but it's also very old, built 1926, looks comparable to this one as far as age. Did you have lead paint or asbestos or any of those issues? Mold or foundation problems? And was it difficult or very expensive to move or take out walls? How easy is it to remove paneling? I love these photos I can look at them all day.
Very exciting and inspirational! I may be looking in MA soon since I have a kiddo going to college there. Thank you for sharing your experience and insight!
Awesome! Thank you for sharing. It is always nice to see before and after. Everything looks great. The only question I would have is why did you decide NOT to open up or change the layout of the kitchen? It looks like you kept with the same layout of the house, but, wondering about the kitchen. thanks!!
