I’ve recently been looking into multi family properties in Cincinnati and i came across something that caught my eye. I know very little about multi-fam at this point and just as much about Cincinnati Ohio and I may have over looked something here. 3750 Warsaw Ave Cincinnati, OH 45205 http://www.loopnet.com/Listing/13471953 Could any of you give some advice on whether or not to move forward on this? Thank you

@Vincent Salviano, I live in the area. I think it would be very difficult for an out of town invesor, however it has been great for me.

@Vincent Salviano , Price Hill can be tricky specially for an out of state investor like you. It has turned around quite a bit since 2008 but you have to know the area on a block-by-block basis.

The strategy I used for a "D" area like that is by getting a government agency to lease all the units (example is in my 48 unit building I sold last year). I turned it around in just 60 days increasing the occupancy from 16% to 100%! Of course I had to rehab the units (to make it rentable and I put in a new roof as well).

Here's the story of that deal and how I made over $1 MILLION on that property in a "D" area:

@John Cohen that's great to hear! That was the first apartment building I ever walked. Thank you for that opportunity. I've come a long way since then! haha
