Large Project - before and after pics

This was my biggest project yet. It went a little longer than expected due to having to deal with a jackhole of a contractor, but luckily the market is hopping and prices are increasing. Offers in over asking price, est 80k profit, 30% ROI. Before the market changed it was a base hit. The recent price increases have made it a home run (woohoo!) I lined up the pics best as possible for a true side by side

Amazing redesign! Did you do the design? Whoever did it has very good vision and excellent taste. You deserve every penny of that profit! Congratulations!

    Wow- I am impressed. Makes me want to get into rehabbing...

    I love the transition on the outside, I love the bathrooms, and I really love what you did in the kitchen. Great job!

    Amazing design - great job! LOVE the open concept first floor, and the kitchen is my fave too. I'm not surprised at the multiple offers over asking :)

    Sarah B. Nicely done! The place looks great and much more open. I really like the dark flooring, granite selection and arched doors. How many projects have you done before this? The market is ramping up in my area as well. Luckily we have a number of houses that are going to be done in the next month.

    Looks great!! Much more high end than our market with the granite and all.

    Love how you opened it up and used space that wasn't very functional. Great color choices & the staging makes it look all the more upscale. That's what it's all about!

    I envy you, as our market is much lower budget and our realtor had our last flip sold before she even entered the information on the MLS. Haven't got to stage a property... but looks like fun!

    Thank you ALL so much! I design the rehabs myself, with the help of my contractor who brings me back to reality that we actually have a budget to work with. LOL! Admittedly I'm a bit of an OCD perfectionist and have to check myself sometimes that we are doing flips, not building $1M houses.

    I do lower end stuff in lower end neighborhoods, but still like to be the best looking house on the block. It's just what works for me.

    I have been involved in approx 160 flip projects, from locating the deal, to project design, to selling the end product. I have personally done (from start to finish) 15 projects in the last 2 years.

    I'll update the final numbers once we close.

    End result looks great. Do you pay a staging company to put all of the furniture and decorations in, or is this all of your own stuff that you put in each flip?

    Currently I pay to stage. This house cost about 2k. I've gone back and forth on purchasing my own stuff, but for me it's more than I want to deal with right now. I know ultimately it will be cost effective, but the initial costs are quite high. I would have to purchase enough to furnish 2 living rooms, 1 bedroom, 2 bathrooms, kitchen items, and office items. Then come the transportation costs, storage costs, and inventory upkeep w/ damaged or stolen items. Too much headache for me.

    Ummm I can't believe the outside is the same house! Amazing!

    Also - good call on taking down the dining area wall - what a difference :) I can't wait to rehab!

    Super job, you should be well pleased. I hope you're next one is easier and that you work out a better deal with the contractor.
