@Matt Bell congrats on ur success!! hi! I’m considering the market as well. I need low barrier to entry so looking for properties under $40k, max $12 rehab, low crime blue collar neighborhoods. Are there any zip codes that I can focus on? Also I would love to be in that call!

I am looking at out of town investing in Montgomery. I currently live outside of Toronto, Canada and the market here doesn't make sense to invest in. I have family in the Montgomery area. I would love to hear what areas are good and what price points give me the best bang for my buck. Thanks

@Paul Engelman Would love to help you. Most out of state investors I work with target B-neighborhoods such as Forest Hills, Lakeview Heights, Montgomery East, and Dalraida. In these areas you are typically looking at a purchase price of $50,000-$75,000 for a 3BD/2BA brick ranch that will rent for $750-950. Afternoon - I recently came across a portfolio of 13 SFHs in Montgomery that I'm about to run numbers on. They're in the 36105, 36106, 36107, 36110, 36111 zip codes. Around South Hull, Cloverdale, Arlington, Capitol Heights, one close to Woodley East Estates.
Could anyone advise generally if these are good areas to invest in? The majority of them are already occupied, it's a mix of tenants and owner-occs with a bond for title in place.
I always look at the job market and new developments going on in the area, but I don't know how Covid has impacted that over the past few months. Could anyone provide insight into this as well?
Any advice would be greatly appreciated! Along with whatever you'd want to share.
I'm currently in the ATL area, so I would probably get a prop mgmt team in place.

@Chantal Jones Hi Chantal. I am very interested in whether or not you ended up investing in the Montgomery area. I have just come across a multifamily investment opportunity in the 36111 area between Fairview Ave and South Blvd that seems too good to pass up and was looking to get some insight in the area.
@Greg Parker I would love to hear your opinion on this area as well.

Hi @John Park - apologies for the delay in responding. No, I never ended up investing in the Montgomery area. But, I trust @Joseph Back - he was super helpful when I initially inquired as well!
