Hi I am newer to Chattanooga and investing I have purchased a home to renovate and turn into a rental but would love to make some connections out here with people who are interested in the same things. So if you are in Chattanooga or interested in investing out here maybe we can brainstorm ideas.

Hi @Jessica Lombardo I’m not in the Chattanooga but have been researching it as a potential investment area. Would love to connect and see if I can provide some value or just create a network in the area.

    Hi Jessica,

    I'm here to help investors reach their investment goals.

    If you or any of your clients are in to fix n fips, I have credit lines (1M - 25M / Up to 80% of cost LTV/Equity) the terms are 18 to 24 months for purchase or refinance (SFR/Condo's/Townhomes/Multifamily).

    Bridge Loan? 2M - 25M / 18-24 Month Terms - interest only payments based on the funded balance.

    Once the term on the credit line or bridge loan is up, they refinance to a term loan for 5 to 10 years.

    The above are Short Term Loans

    The below are Long Term Loans

    I can lend (Purchase or Refinance) up to 2M on SFR, 2-4; and up to 5M on commercial 30 yr fixed - 75/25 LTV.

    On a refinance - it must be a cash flowing asset.

    Rates are as low as 5.5%

    Do you have anything on the horizon for the near future? I can do deals anywhere in the country...

    TTYS!

    Respectfully,

    @Kim Lloyd

    Hi Kim. I'm in the process of closing on a rental property in the Avondale section of Chattanooga and would be very interested in information regarding property management.

    @John Britt I’m interested in the six unit property you mentioned. Can you send me some additional information possibly possibly some numbers?  I’m an investor here in Huntsville and I’m beginning to look at the Chattanooga area.

    Thanks!

    @Oren Kachel I continue to look for opportunities in the Huntsville and Madison County area, but am open to other areas as well. Competition is high in the Huntsville--everyone is looking to get into the market and you have to be a little more creative in setting up deals.  BTW, I see you're from Israel.  I've been to your country quite a bit and have friends in the Herzliya area.  I need to get back and visit.

    Hey Shawn!

    any properties u sell in HSV? :)

    im looking in HSV area for more than a year, i know there is alot of competition there, i thought maybe trying to use creative financing, but that wont work in  an marker properties,  so my options are

    1) try to get to wholesalers there - im on a list of 2 of them, they dont send alot

    2) do some cold calling - im doing that, using a VA in a different market, maybe i should try it in HSV to

    and also, im ver confused by the good and bad areas of HSV,..

    starting tomorow, we r going into a 3rd(!) quarantine, and the airport will be close, so no visiting Herzlia soon :)

    @Jessica Lombardo

    Going to jump on this thread! I'm also looking to expand into the Chattanooga market in the next year or two. I currently live in Alabama and am about one hour and forty minutes away from there. I'm going up there this weekend to scout out the area and learn the markets that fit my criteria. Currently, I am looking for residential SFH's and am open to small residential multi-family homes.

    I've heard great things from this area and would love to start making some connections!

    Sincerely,

    Josh

    @Jessica Lombardo

    Hi! My husband and I are looking to invest OOS from CA. We would love to connect and chat about the market! We’ve been doing our research and trying to determine which are the areas to stay out of.

    We are looking for a sf in a C+ to B neighborhood that we can brrrr. Maybe when we are in town we can meet up?

    If anyone can fill in the gaps for us on areas to avoid or areas to look into further we would appreciate that!
