Fraudulent Tenant Help

I am new to being a landlord. For reference, I own two single family homes and a duplex that I rent. Recently, I found out one of my tenants applied using a fake identity. This person is also violating the lease by having an extra person and a dog live with them. Is there an easy way to terminate the lease and evict them?

Begin the eviction process as soon as possible—delays can make it more difficult. Once the tenant is out, strengthen your screening process to avoid similar issues in the future.

Choose a screening company that includes ID verification to confirm applicants' identities, with some now incorporating facial recognition technology for added security.

What does your lease say? Follow those terms and the eviction law for your state. I might consider a property manager as well. Second set of eyes can help even if just for placement.

Follow the procedures for eviction and make sure you name the person on the lease and all occupants (ie literally write 'all occupants'). If you know for sure they stole someone's identity, you could also let the police know.

Thank you everyone for the comments! I was able to evict the tenant due to fraud and fortunately they left willingly with minimal damage to the unit. The unit is back to rent ready and it is listed for showings.
