Need help with direct mail marketing.
@Jerryll Noorden don’t take this the wrong way but, “dude”, you’re a pompous a_ _ and it’s hard to take someone seriously who has such a belittling tone. But just to add some substance to my, and I think others’ annoyance, looking at your Facebook profile you had a post about your first client 9 months ago. That’s hardly a timeframe to come into the forums thumping your chest like an alpha male expert.
And P.S. Lay off the enter key!!!
which ones have you tried? what has been your results?
Need help with direct mail marketing.
What are you trying to accomplish? Listings? Wholesale? Buying? The offer letter is the most important as well as volume and cost. Hope that helps!
DMM has a 0.5% to 3% open rate.
DMM is only the choice when people have done ZERO friggin research on marketing.
I am telling you even the people that THINK they got it right do it wrong.
How many of you DMM marketers actually calculate your cost / deal BEFORE you send out mailers?
If you send out mailers without making that calculation you are winging it.
You mostly hear from people that are making deals from DMM but you never hear from the vast majority of people that got NO WHERE using DMM because no one like to brag about a failure.
The only way you can reliably make money from DMM is if you spend a fortune on it ... obviously because the open rate is so low.
If you are a beginner and it sounds like you are, ask other people how reliably successful the majority of BP has been with DMM.
Again the only people boasting DMM are those that have no clue what it is like to try a real marketing system, like facebook ads or PPC or SEO.
Everyone screams DMM, but NO ONE shares their numbers.
Show me the numbers. Show the world the numbers.
You know what?
Here are mine doing SEO.
And this is smack on the middle of the Corona virus.
Now tell me how much do you spend on DMM, how much work does it take? How many KPI's are you tracking? How many returned mailers are you getting? How many of these do you skip trace and resend them?
Are you friggin kidding?
WHY can't ANYONE tell me a good reason to do DMM?
I don't care how much money you make, you are still throwing a lot of it away with a friggin 3% open rate!
If you want a reliable way to make money, Get a website, make it credible and do PPC or facebook ads while you work on SEO.
Don't you touch DMM! You WILL regret it!
Look just answer yourself this simple question.
SOOOOO many people here say do DMM. If DMM is so amazing why are so many people still struggling and are unsuccessful while everyone seem to be doing it? Just answer THAT question before anything else.
If you can not answer this question, I just don't want to hear it.
Fun fact, I have yet to meet anyone with a credible #1 ranking website struggling to make money!
Go figure!
I truly wished people would stop telling others to do DMM when they have no friggin clue how much better the reliable strategies are!

Okay, I'll take the bait. What is your open rate and conversion rate and actual deal rate?

Okay, I'll take the bait. What is your open rate and conversion rate and actual deal rate?
I have no open rate, remember I do SEO. And this doesn't matter anyways.
As for conversion rate, that too doesn't matter. All these fake metrics won't do anything. My website is the nation number 1 copied website. I have EVERYONE visit my website. Investors as sellers. Investors have no intention to sell their house. They are on my website to check out my site design and probably my marble sculpted butt. So my conversion rate is probably 0.1%. What matters is how many people fill in the forms right? Not the rate of which that happens.
I have already shown the daily leads we are getting so you know how many leads we get a week.
As of our deal rate. We cherry pick the deals so the number wouldn't be accurate. We could make more deals if we had more people. If Jess goes to the appointment alone we sign 30% of the appointments (appointments are made after we vet the lead, so that 30% is not a really fair assessment because we only go to the appointment when we know for sure they are motivated and there is a high probability they will accept a below market value). If we go together as a couple we get around 50% signed. Again.. pre-corona
Lastly, you say "OK I bite". This was not click bait.
I am trying to show the world how much greener the grass is on the SEO side. Most people have their heads stuck inside DMM butt, and are too hard headed to even peek over the fence and see my wonderful SEO garden. DMM sucks and so many people have no clue how bad it sucks because it is just all they know.
See how you reacted to my post? "OK I'll Bite". It is tempting yet unbelievable he is getting these results... right?
Yet your curiosity took the better of you.
So., now you got a taste of what is over the fence and now this will be on your mind the next few times you spend $4000 and make no deals! The seed is planted.
Now we just wait till your DMM messes up..
AND
IT
WILL!
DMM has a 0.5% to 3% open rate.
When you say "If Jess goes to the appointment alone we sign 30% of the appointments" implies that your market is within driving distance of your "sculptured Butt" CT, as you say, and which I am supposing is in neighborhoods which are no longer flourishing.
That's a good close rate for qualified leads, sure enough, what is the average appointment amount? I have a 99% sales rate selling a dollar bill for a nickle. Are you simply collecting "Baltic Ave" and "Mediterranean Ave" houses with the hope that someday they will be worth something or are they more "St James Pl" to "Marvin Gardens" that you are putting people into and collecting rent?
How would this work in regular "I would be willing to live there" neighborhoods ?

Wait wait no no.
You are thinking "lead generation".
Drop that idea and think MOTIVATED seller lead generation.
We buy houses that need almost no work in the best of neighborhoods for 30% ARV. We bought a $11K house a few months back with an ARV of $175K with a cost of repairs of 50-60K, in a very nice city.
Motivation is motivation. Motivation has little to do with where the house is located or in which neighborhoods. If they need to sell yesterday, they will do what it takes to get that cash offer as long as you can close on their terms (fast and in cash).
As for Driving distance.
I would argue that it is not within driving distance, but I HATE driving. So 20 minutes for me is too far.
But that is why I make Jess go :P.
Usually any house is accessible within 1.5 hours by car in CT.
Flip vs. Rent.
I do not like to hold properties.... That said, the last 2 we bought we fell in love with them so we are keeping them damnit.
See everyone raves passive income passive income. You would have to own 1000 doors before you have a halfway decent paycheck. Well my paycheck for m y SEO company I run is 6-figures/month and after this month we are looking at multiple 6-figures/month.
There is NO WAY I could ever be convinced that the best way for passive income is collecting doors. That in my honest opinion is ludicrous.
Sure if there was a universal rule that the only way you can have passive income is in B&H sure get rentals.
But consider this.
We easily make between 40K and 120K of profits/flip. (the 120K profit admittedly is not "easy" but it happens. The average profit is about $66K/flip).
We have the capacity to flip 4-5 houses at the time depending on the scope of the project of course.
So that is an average of... $300K/month right?
How many houses do you need to buy and hold for that kind of passive income?
"Ohh but flipping houses is not passive income". No it is not.. it is BETTER.
See, it may not be passive but it is automated, or it can be. I can make my flipping business run without my presence and is that not the same thing as passive income? And I don't WANT to own property. It is all liability.
So the whole passive income is an illusion to me. It simply can not be justified as a feasible way to make serious money passively.
Now as an other example. Take my SEO company for a moment. I turn thin air into money doing consulting.

In the last 4.5 months we made over half a million dollars, literally without any physical objects. So we really turn "nothing" into money. It is a service.
Sorry folks... but no feasible plan for passive income that I can think of can match my model of passive income. Sure it is not yet passive and I work my butt off... BUT we ARE working on turning both businesses into passive income.

Wow.. :D :D
You really are new at this aren't you.
Position 1 to 4 are PAID ads.
So he is #1 organically. Less than 10% of people click on paid ads. People pay a fortune to SEO companies to have them rank #1 organically. So no, that is not a small matter at all, it is a huge matter.
People do both fill in the form and call me.
When people fill in the form the info gets displayed as I have shown in my email. When they call the phone rings.
People prefer filling in forms then call though.
Hope this answers your concerns.

Looks really good, but what is the connection between what you are doing in SEO and the investors on BP? How does that help anyone here?
You asked a question about buy and hold vs. flipping, right?
I answered that buy and hold and passive income is not it all seems to be.
Don't ask ME how it is related. YOU are the one asking me random questions right?
But to entertain you.
You are in SoCa right? Your backyard yeah?
Well how is what I am saying about SEO helpful here on BP?
Well do a google search for We buy house sin southern California!
Do it!
That is someone that is listening to me about SEO.
Do you see NOW how it helps others on BP? Or should I add more screenshots?
Any more questions or concerns?
Actually, that shows up in #5 position on the page not #1, but that is a small matter.
How does your printed list get generated? I would have guessed that anyone doing a google search would have picked up the phone and called and wanted to talk to someone right then. Why doesn't that happen? Why does it go to a printed report instead?
Wow..
Yep. Answered my questions. Nope, never used google SEO. Lol
DMM has a 0.5% to 3% open rate.

In that case I need to apologize. I thought you were sarcastic. Oops.
Yeah man... if you have any questions feel free to bug me all you want!
@Martez Bynum having any regrets on asking this question? Geez, LOL! Just a quick word of advice, don’t get discouraged and keep networking and searching on the various pathways you feel you can be successful at and don’t let know-at-all’s get you down.
“those who can’t...teach”
Anyone who is claiming to make $100K+ per deal via SEO would not spend hours on BP trying to sell their services or coach new investors. The only ones selling coaching, training, or a product do so because they make more money in training than they do in real estate/SEO/lead gen, etc

Dude get the frog out of here with your retarded theories.
I have nothing to prove to you!
I’m not the one with Facebook ads trying to recruit new coaching students. I don’t spend hours replying to every direct mail thread on BP stating that SEO is better. It’s clear from looking at your profile (which you spend $100/month on a premium membership) that you want to sell your services. Nothing wrong with that. Just state that up front. It’s less sleazy.

Well, if you have any concrete evidence why DMM beats SEO, PPC or Facebook ads, I am eager to hear it.
If not, will I guess hush, at least I am here educating people, preventing them from making a mistake.
If not listen to people that "know it all", who are they supposed to listen to?

Those that can't.... teach, huh?
We are currently doing 2 flips.
And guess what...
ALL the houses we buy.. SEO organic.
The yellow house:
purchase price $70K,
ARV 350K
Repairs $80K -$100K
Redish house.
Purchase price : $11K
Rehab cost $60K
ARV $175K
How many houses are you flipping currently?
And how many students are you coaching currently?
Didn't think so!
Then,
I have a premium members ship SOLELY to support BP. As you can see, my Premium membership is not even completed and my business profile is empty.
Lastly I am not on BP to get clients.
I am here to show people there is a better way to become successful by NOT following others that are not successful.
In fact on most of my posts I say in big bold letters, there is NO NEED TO PAY ANYONE FOR SEO.
You can do it yourself.
But your head is so deep into your butt, you didn't see this.
On facebook is where I get my clients. Here I am to help people not make the wrong decisions, ... like the decision you had to test me.
And P.S. Lay off the enter key!!!

bla bla bla. shoo fly.
Lol. No worries. I find your posts to be amusing and those who don't need to find "perspective". ;-) Also, I am wayyyyy beyond ever being offended by anyone.
@Jerryll Noorden
Pretty cool concept. I do think direct mail is a thing of the past and what you do is possibly/probably the future of real estate marketing.
With that being said I’m curious as to what your customer acquisition cost typically is. I would imagine it varies per market. Also what age groups are your customers? I ask this with curiosity of how active the older people are online.

You ask very intelligent questions. I guess you are very in tune with your marketing.
What impresses me the most is you ask me, someone that does organic, these questions, which is brilliant because you are extracting the behavioral patterns of organic traffic, not paid traffic. Very awesome man!
So to answer your questions. Usually the age-group we seem to attract are between 43 and 80. I would say 40's and up.
Acquisitions cost... I assume you are talking about my REI business?
If so, I pay $150/month for my carrot site, and then some SEO tools to monitor my site (about 10 dollars/month)...
and the obvious, 50 dollars/month on gas, and thats about it.
Pre corona that would be about 200 dollars for about 100 to 120 leads a month.
As for how active old people are...
Usually it is their kids that go online, find us, and convince their parents they need to sell.
Also I say "usually" but in all honesty, we get plenty of old timers tapping mother Google.
People are getting with the times. Every year they get more tech savvy!
