@Jerryll Noorden don’t take this the wrong way but, “dude”, you’re a pompous a_ _ and it’s hard to take someone seriously who has such a belittling tone. But just to add some substance to my, and I think others’ annoyance, looking at your Facebook profile you had a post about your first client 9 months ago. That’s hardly a timeframe to come into the forums thumping your chest like an alpha male expert.

And P.S. Lay off the enter key!!!

All of them work.  Are you asking for a message or target audience?

When you say "If Jess goes to the appointment alone we sign 30% of the appointments"
implies that your market is within driving distance of your "sculptured Butt" CT, as you say, and which I am supposing is in neighborhoods which are no longer flourishing.

That's a good close rate for qualified leads, sure enough, what is the average appointment amount? I have a 99% sales rate selling a dollar bill for a nickle. Are you simply collecting "Baltic Ave" and "Mediterranean Ave" houses with the hope that someday they will be worth something or are they more "St James Pl" to "Marvin Gardens" that you are putting people into and collecting rent?

How would this work in regular "I would be willing to live there" neighborhoods ?

     Wait wait no no.

    You are thinking "lead generation".

Drop that idea and think MOTIVATED seller lead generation.

We buy houses that need almost no work in the best of neighborhoods for 30% ARV. We bought a $11K house a few months back with an ARV of $175K with a cost of repairs of 50-60K, in a very nice city.

Motivation is motivation. Motivation has little to do with where the house is located or in which neighborhoods. If they need to sell yesterday, they will do what it takes to get that cash offer as long as you can close on their terms (fast and in cash).

    As for Driving distance.

I would argue that it is not within driving distance, but I HATE driving. So 20 minutes for me is too far.

But that is why I make Jess go :P.

Usually any house is accessible within 1.5 hours by car in CT.

    Flip vs. Rent.

I do not like to hold properties.... That said, the last 2 we bought we fell in love with them so we are keeping them damnit.

See everyone raves passive income passive income. You would have to own 1000 doors before you have a halfway decent paycheck. Well my paycheck for m y SEO company I run is 6-figures/month and after this month we are looking at multiple 6-figures/month.

There is NO WAY I could ever be convinced that the best way for passive income is collecting doors. That in my honest opinion is ludicrous.

Sure if there was a universal rule that the only way you can have passive income is in B&H sure get rentals.

    But consider this.

We easily make between 40K and 120K of profits/flip. (the 120K profit admittedly is not "easy" but it happens. The average profit is about $66K/flip).

We have the capacity to flip 4-5 houses at the time depending on the scope of the project of course.

So that is an average of... $300K/month right?

How many houses do you need to buy and hold for that kind of passive income?

"Ohh but flipping houses is not passive income".  No it is not.. it is BETTER.

See, it may not be passive but it is automated, or it can be. I can make my flipping business run without my presence and is that not the same thing as passive income? And I don't WANT to own property. It is all liability.

So the whole passive income is an illusion to me. It simply can not be justified as a feasible way to make serious money passively.

Now as an other example. Take my SEO company for a moment. I turn thin air into money doing consulting.

In the last 4.5 months we made over half a million dollars, literally without any physical objects. So we really turn "nothing" into money. It is a service.

Sorry folks... but no feasible plan for passive income that I can think of can match my model of passive income. Sure it is not yet passive and I work my butt off... BUT we ARE working on turning both businesses into passive income.

Looks really good, but what is the connection between what you are doing in SEO and the investors on BP? How does that help anyone here?

You asked a question about buy and hold vs. flipping, right?

I answered that buy and hold and passive  income is not it all seems to be.

Don't ask ME how it is related. YOU are the one asking me random questions right?

    But to entertain you.

You are in SoCa right? Your backyard yeah?

Well how is what I am saying about SEO helpful here on BP?

Well do a google search for We buy house sin southern California!

    Do it!

That is someone that is listening to me about SEO.

Do you see NOW how it helps others on BP? Or should I add more screenshots?

    Any more questions or concerns?

Jerryll, how does your system stack up in more competitive areas? "we buy houses in southern California" garners less than 10 searches a month. I imagine it's pretty easy to be number one in something no one else is fighting for, but I don't know much of anything about SEO, so I could be wrong of course.

    Competition LITERALLY is an illusion.

You saw my results above right?

I rank #1 for not just 1 or 2 keywords. Unlike what all the experts say, it is not about keywords.

Google goes by search INTENT, not really keywords.

So forget keyword volume and keyword analysis and all that stuff.

Do I have other people/other investors in my market? Absolutely. Do I have competition?

    I have absolutely no competition.

As for more competitive markets... it doesn't matter at all. Not even one bit. No one I encountered is doing SEO correctly.

There is not much of a challenge overtaking the #1 ranking websites I have seen thus far.

You just have to do it correctly, that's all.

And you don't need to pay or hire anyone for this. Just use logic, and you can get the same results I get.

I've owned and operated an SEO agency for nearly two and a half years now, and I have to say - this is painful to read.

It's not difficult to rank for searches that, according to Ahrefs and SEMRush (two of the industry-leading SEO tools), get around 0 searches/mo.

SEO is NOT a blanket solution.

SEO, PPC, and DMM are all excellent solutions for specific circumstances.

If you're targeting a community that is predominantly made up of people who might be opposed to technology (elderly, very rural areas, etc.), SEO is still better than direct mailing?

I'm not trying to knock your hustle @Jerryll Noorden, but you need to be a little more transparent and a lot less arrogant.

@Ellis San Jose, I have used Info USA in the past. It's pretty flexible and affordable. They also have great customer service. It's really all a numbers game though.

And this gentlemen, is why I say EVERY SINGLE SEO company is doing it wrong.

I don't care if you have your SEO company for 30 years. (really.. did you really go there?) I have owned my SEO company for like what.. 1 year now... what is your point).

    Dude listen to me carefully.

I always educate people to do SEO, PPC and/or Facebook ads. So dude chilaxxxxx... you are way to angry at someone when all he did was show his results to back up outrageous claims.

    See it this way, ..

If I tell people their DMM is wrong without proof... they get pissed because I am making empty claims (like you are doing right now).

So to be credible I have to show results. But when I do, people now think I am showing off. And the people that get the most hurt are competitors and insecure little people that feel intimidated by these results. Right?

I am sitting here teaching others and guiding them. I am simply trying to help others showing them what is possible when they do NOT listen to SEO companies like yours. I know that will piss you off bud... but I just don't care...

But I have a really kind heart believe it or not. To prove this I will educate you on some things hoping you will improve your SEO company.

If you go to aHref and semrush to try to figure out keywords you are doing it wrong. GASP!!!!

But but but all the SEO giants tell me this is how you do it. And that is exactly why none of these "Giants" can match my results. What do they say? Proof is in the pudding right?

    See...

What they say what keywords are being typed means nothing. That data is highly unreliable. Do you know how many investors type "I need to sell my house fast", JUST to see where they rank? Not only  are the actual keyword volume numbers very random.... nothing denotes the reason or motivation behind typing these phrases.

Again proof is in the pudding.

I rank #1 for keywords I don't even have on my site.

See Google goes by search INTENT, not what keyword actually typed in as much.

You can be stubborn and ignore what I say, OR you can adapt my teachings and say think you and improve your art.

Trying to push those better than you down is not the way to improve young man!

Let me then give you an other keyword lesson here.

Who do you think will type in "I need to sell my house fast"?

    Yup EVERYONE.

No one wants to sell their house slowly right?

So that keyword is pretty much useless. You will target people that want to sell through an agent, people that want to sell their house themselves, and people that want a cash offer and everyone in between. Don't get so stuck up with keywords man. You are jsut like EVERY SINGLE SEO  company out there. It is sickening. And you dare to bark at me? ME? The supreme overlord of all?

    The nerve!

So what you think you know about SEO or keywords for that matter is wrong.

Look I get a ton of responses like yours. You are insecure and feel butt-hurt because I show my results and back up my outrageous claims with results no other SEO company can match.

    Do you do that?

So you keep whining about how easy it is to rank for keywords no one is typing in... OK I'll play along...

If you accuse me for ranking only for keywords no one types in... answer me this, ohh SEO master...

WHY am I getting these results??

If no one is typing in the keywords, how are all these people finding me?!

    MAGIC!!

No one is typing in the keywords I rank for?!

I get almost 7000 hits a month for free organically from keywords "no one is typing in". Boy you must feel dumb right about now huh.

Which keywords are the good keywords to rank for?

    Let me guess.

    Sell My House Fast CT?

    OK then... lets see.

    We Buy Houses In Connecticut?

How Do I Sell My House In Connecticut?

Cash For My House In Connecticut?

I mean I can go on for ever... you know what... I WILL!

Please let me know which one of these keywords "No one is typing in" please.

    Look man..

I am sitting here devoting a ton of time answering questions people ask me. And that somehow makes you angry? Why am I arrogant? Because I back up what I say with proof?  Is it because I feel like everyone is doing it wrong and I actually manage to prove this?

Does that make you angry? Arrogant, confident, a douche... what do YOU care. Me being all these have helped SO MANY people already.

    Look all...

The only thing that matters is this:

Does your system produce these results?

Does your SEO company provide these results?

    NO?

    I tell you why.

Because you are not doing it yourself.

If you do SEO yourself.. do NOT HIRE an SEO company, and you will beat everyone out there.

Not only do all these companies do SEO wrong.. (you can NOT mass SEO for 3 , 4, 40 websites.. YOU CAN't), they will never be as devoted to your success as you would doing it for your own site.

There is absolutely NO NEED to pay anyone, you can easily learn SEO yourself.

I did it.. so can you.

All these SEO companies are doing is ... WHO KNOWS... do you truly know what they are doing? What their deliverables are? Fancy reports with graphs and promises that supposed to mean improved traffic and ranking?

    Gurlfriend please.

I care about LEADS in my inbox. FREE motivated leads.

DO it yourself. FIRE your SEO company!

     Look man.

This is what you need to do. Put yourself into your ideal clients shoes.

What is their current situation. What is their desired situation.

What is a very feasible and credible way for them to go from their current situation to their desired situation.

So obviously the current situation is where they are unhappy and misserable with a problem they need to solve.

Their desired situation is.. I am guessing... is they don't have to lift a finger, totally stress free, you take care of everything.

Now you will position yourself as the bridge between their current situation and the desired situation. ONCE you successfully do this they WILL be OBSESSED with filling in the form. They will want you and no one else!

So snap pictures of you, people that show that desired situation.

The message is "Hey we are jess and Jerryll, and with out team we will do our best to provide you with an offer that works.

Does it look like we are trying too hard to be credible? You see the warm colors, the natural smiles, looking into the camera (looking at you).

The picture resonates with the message and the message amplifies the picture.

    This is psychological.

This gives trusts. We do not do that crap "We are the number 1 house buyers, the best, best offers most amazing".

If you were truly #1, ther wouldn't be a need to say this.

    THIS IS SEO.

    This is ranking #1

THIS is how you tackle SEO.

Did I mention anything about backlinks and keywords and all that crap? NO

It is ALL about providing value.

That is what I mean when I say NO FRIGGIN SEO COMPANY WILL EVER BEAT YOU if you do it yourself.

An SEO company can not and will not do what I just told you. And this IS necessary to rank.. AND to get leads. Ranking #1 is not enough. You still need to convert that incoming traffic.

So what you need to do is get yourself deep into your ideal clients shoes and come up with a message that TRULY resonates with them! That is first and foremost.

@Jerryll Noorden Yep. I got that part covered. Our mission statement: "We make it possible for you to invest more - in your life, in your children, in your hobbies - by taking property management off your plate. Everything we do is with one objective in mind: giving you your time back."

That's what CT Property Management stands for. Giving you your TIME back.

I can convert once people find me. That's the easy part. The hard part is showing up #1 on Google. How do I do that?

You have no introduction, you have barely any content on your home page. No picture of you on the home page, No credibility markers.

Remember it doesn't matter how well your message resonates with your traffic,  if no one gives you the chance to read that message its useless.

And that IS how to rank #1. By resonating with your audience.

You are not resonating with your audience.

Nothing on your home page speaks to your audience. That is why you do not rank!

Its not just about  the "text". Check what I wrote above. There is a picture of Jess and I, and the message 10X that picture and vise versa.

Really read and understand what I said above. Credibility is not the completion of a set of actions, like adding texts.

Credibility is the DESIRED effect a set of actions have on your traffic.

    @Jerryll Noorden

My point for mentioning that I’ve owned my SEO company for about 2.5 years was to let people know that I know a thing or two about SEO.

    Impulsive?

I wasn’t the one who said that ‘DMM is only the choice when people have done ZERO friggin research on marketing’.

    Angry?

Have you read anything that you’ve posted? I’m definitely not the angry one. I’m just frustrated to see such bad advice coming from people in this industry.

    Jealous?

    Of what?

Saying that each marketing situation needs to be looked at for what it is before deciding on which type of marketing to do is an empty claim?

To be credible, you do have to show results. I agree. There’s a fine line between showing actual results and posting screenshots trying to show high rankings of pages for keywords with little to no search traffic or competition. You said that you “have absolutely no competition” and I can see that.

Calling me names is definitely not a good look for your reputation (angry boy, young man, butt-hurt?). It appears that you’re the one who’s ‘attacking’ me. Also, I like how you found a month old post to comment on saying that the tools I use are only for people who know nothing about SEO. Classy.

You also said that you’re ‘sitting here teaching others and guiding them’. I’m interested in the SEO you do, because it’s extremely different from SEO industry leaders that have spent years upon years doing this daily building large agencies up and getting results.

If I use two of the best SEO tools that have some of the most accurate data, I’m doing it wrong? What are your keyword research standard operating procedures?

How do I do what I do? By having spent years building out standard operating procedures to allow me to work as effectively as possible, attending national SEO events, and staying up-to-date with best practices.

I’m well aware of the importance of searcher intent. SEO is constantly changing and if you’re not staying up-to-date, you’re falling behind.

Not stubborn. Not ignorant. I am smart enough to not ‘adopt your teachings’ though. Everything I’ve seen from you has been arrogant or misleading. I can’t say I’d be interested in adopting any of those.

Why would you target a keyword that’s irrelevant in the first place? Your ‘keyword lesson’ makes 0 sense.

You said that I ‘dare bark at you… The supreme overload of all’? Are you for real? How can anyone take you seriously?

So the results I’ve gotten for perfecting my SOPs is ‘wrong’? That also, like just about everything you’ve said, makes no sense.

NEVER said it was easy to rank for keywords that get volume. I was insinuating that it’s easy to rank for keywords nobody is searching for though. Good try.

    Question.

You said that keywords don’t matter and stressed the importance of qualified traffic. Why is it that you’re getting ~1,500 site visitors/mo for “we buy houses”? Surely not every person is from Connecticut.

Hey sorry man. I am not here to go back and forth.

What ever it is you said here.. don't really care. You are wrong, period. Believe it or not don't care. Best of luck to you.

(I didn't read it but from what I saw, still no data, no screenshots and still no proof.. so it is still all just hot air and opinion). I am not interested in your opinions. I care about facts and data.

It is completely useless to argue with people like you and it is a waste of time.

Again, good luck with your SEO company!

Totally agree that website matters, mine is very lacking as I haven't spent much time on it. So what you're saying is that there's nothing technical behind the scenes that I can do? Really all the websites you make are just that awesome that google ranks them #1 everywhere you have a "we buy houses" website? There's got to be more to it than that, surely?

Ohhh NO NO NO NO NO

You accused me with a big mouth of arrogance and all sorts of "I know better" and that I am doing it wrong. Remember "painful to read"?

And now suddenly you change your tone with "Ohh we have a different opinion". You are a lot more humble now! What ever dude!

    It's not about opinions man.

    Its about results.

Can you match these results? Yes? You are all good. Show me.

    If not,

you can keep convincing yourself  it is about opinions...

Nothing else matters, only concrete results. I showed mine.  Show yours.

I am not saying you don't have similar results... I hope you do, but unless you show them, it  is just a dumb debate with no end.

So show the results or back down.

See this is what I do not tolerate and this is how SEO companies  deceive clients. Big mouths loud bark,  but no bite. You can't hold your own against a real player. It is easy to convince the unsuspecting clients you are an expert when you blow hot air up their butts... but you made the mistake to try that with me!

No it is not about opinions. Can you provide results without blowing steam up my butt YES or NO.

If NO, don't charge people money and stop making noise. Learn how to do it right and don't go crapping on someones teachings when all they do is show results.

If YES, gaadamn it why don't you just SHOW off your results if you want to prove your point!

     No no friend... the opposite.

    This is ALL you.

You need to put yourself into your ideal sellers shoes. Seriously.

Would YOU think your website would resonate with you if it wasn't your website?

There are just random words on there.

There is no story, no topic, now story line.

    No pictures of you.

All that is lacking is what you can do yourself. You will get drastic results if you make your website more human-like.

Very interesting what you’re saying bro. A friend of mine was just telling me the same thing a couple of days ago Concerning DMM. I would be very interested in you showing me how your marketing is more effective and how it’s set up.

Dude, SO many people have NO CLUE what goes on behind the scenes in my inbox. SOOOOOOOO many people privately message me telling me "I wish I never did DMM, I wasted so much time and money".

Yeah man. As I said before, SEO is free. No need to pay anyone, you can do it yourself and there is no need to know mysterious technical techniques. It is just logic. All you need to do is please your sellers, while making sure you don't do it in a shady way.

    Easy!

OK, lets do this one step at a time.

First thing you need to do is get a website. Go to investorcarrot.com.

Get the cheapest package for now. We just need to get the website started. That is step 1.

Then make sure you understand all the legalities of wholesaling in your market and educate yourself on the logistics of wholesaling, closing negotiating, ARV and costs of repairs.

Do these 2 things and we will tackle the rest after these are done

@Jerryll Noorden so you dont like direct mail?

Now Im only trying to do a few qualitly deals a year. But DMM generates about 5 to 8 deals for me on average with profits from 10k to 20k right now, was 40 to 60k a few years ago.

Spend about about 600 or less on average per month building the list and getting it out. And yhe peole who call are all houses I would buy.

Speny way more on PPC and Facebook in the last year, working with a top PPC expert and we did generate a lot of leads, about 5 percent that fit my criteria, for some reason I could not stop the wholesalers and crap hood leads from seeing my ads. Cost was about 2000 a month.

SEO is my favotie and mostly free other than the cost of the website and time writing or editing articles.

All my deals come from one of the 3. And on average all generate about the same number of deals. But you do need to do all 3 correctly, target, and follow up.

     Those are fantastic numbers.

And that is the point I was making. Can you get a deal using DMM? Of course.

But if you tell me you send out 600 mailers and you make 10K to 20K/month... believe me you are in the top 0.5%.

Again my point also is you always hear from the people that have had success. You do not hear from the other 99.5% that fail.

The majority of people trying DMM are unsuccessful. It is always beyond me how you have people stepping up sharing their results and that somehow speaks for the general public.

Again, I have yet to see anyone ranking #1, with a credible website, struggling or being unsuccessful. That simply does not exist.

And lastly, people simply don't seem to understand the biggest point I am making.

No matter how much money you make... DMM makes no sense having a 0.5% to 3% open rate. With that same amount of money, having a good campaign going you would 10X your lead flow!

If you spend 2K on PPC and if you find that you get no results, people always are eager to blame PPC. No. look in the mirror. Look at your landing page, look at your website, look at your ad.

It is an indisputable fact that people find YOU when they click on these ads, not you finding them. So they are motivated based on the ad copy.

If you get time wasters it is not PPC that is to blame. It is your campaign. You are targeting the wrong people.

See nothing anyone can say to me can salvage DMM. And not because 10 idiots agree with someone, that someone is right. People also don't seem to understand that.

Again, if DMM is giving you  the results you want, fantastic. Keep on doing it. But for every single person that write in the forum how they made a deal using DMM, 300 people write me privately asking for help because DMM is horrible. Go figure!

Again there is room for DMM. But those are very specific circumstances. I am happy it is working for you. Let's hope it lasts.. You are already seeing a decline...

Let the stubborn people keep being stubborn. Wait an other 3 to 4 years and lets see where all the DMM lovers are!

PPC Facebook ads and SEO, will be the last ones standing!

So, I am only talking the average numbers.  We did one deal.  We owned it for 10 days, we made $125k - direct mail deal that we would never have done with PPC.  And the seller called us up 2 years later and sold us another house.

And the majority of our deals we buy from OLD people, who don't know what email is, let alone google or facebook, so how do I find those folks using PPC and Facebook.

And with PPC, they call ALL the ads and I have to compete.  With DMM, I am often the only person they call and they, gasp, take my offer - I have no one else to beat out.

And if it's a holiday weekend and we don't call back in 5 minutes if they leave a message, they are ok, they don't have 10 other people to call who will jump all over it before I even see that they are interested.

I need a good mix of both in my book.

But DMM sellers are a lot easier to work with, a lot less competition and I don't have to work through a ton of leads that don't fit my criteria.
