Exterior painting advice. Is this reasonable?

Hi everyone,

I'm a long time owner of an investment property in Winter garden Florida. The house is relatively old built in 2006. The HOA for this neighborhood is quite strict and at times I feel they are too intrusive. In 2018, the HOA issued a violation and informed us, we need to repaint the entire exterior of the house. It was 12 years old, it was very expensive, but We complied. It's now 6 to 7 years later, and they are demanding that we repaint the entire exterior of the house again. They send one very unclear picture on the violation so we sent our property manager to take a look at it with his painter. Honesty, the pictures did not look that bad. There were a few areas where there is rust, but I don't think the entire exterior of the house needs to be repainted. The quotes were getting are 11-14,000!!!

On top of that, we are currently in the process of replacing our roof which is already costing us a ton of money. I can't afford to really repaint the exterior of house right now, but it also seems that it's an unreasonable demand on the part of our HOA.

any insight or thoughts would be helpful.  I’ve attached some pictures, does this seem reasonable?

@Murtuza Khoja what size house do you have? Is it two story or have a detached garage or something? I have a great painter and have used him personally and so have my clients and collegues...houses ranging from 1800-2600 sqft and it has never been more than $3,000 and this is just in the last few months. So, not sure who you are getting quotes from or if your property manager insists you use their painter and getting a cut, but $11,000 is ridiculous!!

If you still need roof quotes, I have a couple great contacts there as well, roofers can really take advantage of people too. Let me know if I can help, but I would pressure wash, fill the cracks in with elastomeric and then touch up to see if that will get them off your back.

    Best of luck

      Hi and thank you!
please do share your painting contact.  Honestly the paint doesn’t look that bad to me.  Not sure if my pictures uploaded, but it’s a little rust showing in some areas mostly that I can see.  The house is 2 stories and about 2800 square feet, but also has a detached garage with a living space above it as well.

Please do share your painter contact, coz I too feel that $11,000 is ridiculous.

in terms of roofer, it’s too late, work is starting today lol, but that went through insurance due to hurricane related damage.  Although my deductible is quite high which I will have to pay

I will drive 3.5 hours from Cape Coral, stay in a hotel, and paint the house for $10,000. Deal?

You are getting ripped off by the painters.

Tried to upload the pictures again, not sure if y’all could see it.

@Shawn McCormick, would your painter contact be willing to power wash, fill and touch up as you suggested?

    Thanks again for your input

@Murtuza Khoja I live just 10 mins north of downtown Winter Garden.  We had someone power wash, fill cracks, and paint the whole house for $4000 (4200sqft)...did a great job!  He did give us a good deal since he lived in our neighborhood.

Also, we needed a new roof (quoted at 25-27k from multiple roofing companies).  I pulled the permit myself and am hiring a roofing crew myself, 12k total.

My painter is Eric - 407-556-5071

If you haven’t heard of them Paintstar is a really good resource. I own 2 homes in independence and they have painted both of them. 561-927-5649. I did a 2800 square foot model with detached garage for less than $5000

Thank you! My home is in Independence as well.  The HOA there is a real PITA.  tbh I’m shocked they’re even asking for this as the home was painted not *that* long ago.

    Hi Murtuza!

Yes HOAs can definitely be frustrating! That quote seems extremely high.  We've got several painters that can provide quotes if needed. A good quality paint should last longer than 6-7 years.
