So here are some helpful highlights from September's report: • 1) Homes are selling less quickly than in September 2021. • 2) The national home inventory of active listings increased 26.94% over last September. • 3) Sellers are less active than last year, with newly listed homes declining by 9.8% over last September. New listings have decreased every month since June 2022. • 4) Homebuyers should see less competition and slightly lower home prices this fall.What are some of the housing highlights you've taken note of?

My personal flips sold in the same number of days as the average over the last year For the same price as the 2 flips from 5 months ago when interest rates were higher

From the data I've seen, home prices in most markets are still up year over year, but are down quite a bit from earlier this year at their peak. Additionally, rates are significantly higher now than they were a year ago, so the actual cost of buying a house is higher. The capital markets are still functioning well and debt is still available, it's just more expensive than it was for the past few years. Capital is still available for the multifamily market as well.
