Space Coast FL - How bad is the housing market? (July 2025)

Here's the latest in Brevard County Real Estate (all property types and all price points) - July 2025

My take: Compared to many FL markets, Brevard County prices are still holding (no significant increases or decreases in the last 2 years). This data is for ALL properties - the condo market is definitely in a decline. I expect much of the same for the rest of 2025 but of course pending any major interest rate movements. Most surprising fact was the inventory, see first image below. 

Inventory: 3701 properties for sale (highest number since 2011...)

Avg Price/SF: $248 (mostly flat for the last 2 years)

Avg DOM: 62

Avg Sold/List Price: 94%

Avg Sold Price: $492,000

Months of Inventory: 3.9 (based on closed sales)

Thanks for the update Brevard County’s steady prices amidst the condo decline show how varied Florida’s markets really are. Holding steady can be a good sign of balance, especially in uncertain times. Keeping an eye on inventory will definitely be key moving forward.
