The market doesn’t feel like it’s crashing to me, it feels like it’s resetting. Rates went up, buyers slowed down, sellers are adjusting expectations, and negotiations are back. That’s not a collapse, that’s normalization after years of emotional pricing and cheap money. Inventory is still tight in many areas, lending is more disciplined, and most owners have equity, which makes this very different from 2008. For investors especially, this kind of market usually rewards patience, underwriting, and long-term thinking instead of speed. What are you seeing in your local market right now, more hesitation, more deals, or just a slower pace overall? Does not feel like 2008.
