Is Pittsburgh still good for long term and hold in 2026?

Hey BP folks, Rookie here. I am looking to connect with experienced investors (currently investing) and get some market insights for 15202, 15209, 15210, 15211, 15212, 15223, 15226 and 15229 postal codes in Pittsburgh. Are you guys still investing in these markets or selling the properties and wrapping up? If yes for investing how much cap rate and ROI you are roughly getting? Are you seeing rent rising up or going down?

Zillow data: I see the properties depreciating by 1 to 1.4% in 15211 and 15212 so wondering if Pittsburgh is really worth investing.

The strategy I am focused on is buy and hold SFH starter homes.

@Abdul Ahad Shahzad You shouldn't make decisions based on zip codes here. Pretty much every zip code encompasses multiple different neighborhoods/areas. You can have an A area in the same zip code as a D area. Better to go down to a neighborhood/borough/township level as far as determining quality and upside of the area.

Rents don't normally go down here. It's always been a steady up and to the right which is the nice thing about the Pittsburgh market. You won't have the ebbs and flows that you might have in a more volatile market.

To answer your question yes there are still deals to be had in every area. Especially if you are okay with something that needs work or is mismanaged. I tend to prefer multi family for your standard buy and hold (better rent/price ratios) and single family if you are looking to do a bigger renovation by the way of flipping or BRRRRs.

The City of Pittsburgh actually has the highest population gain of all muncipalities in PA from 2020-2025 gaining 4,578 residents. Went from 303,054 people in 2020 to 307,632 in 2025. You can see the data below.

To me that's showing a positive momemtum swing. From an investor standpoint I would rather catch the wave early and ride it than jump on a wave that was formed a decade ago and already priced in like a lot of the cities in the US.

@Nicholas L. Thank you Nick. This was helpful. Yes I am in NJ and with the current median prices hiked up with tenant friendly laws here in NJ, I have started to think about investing out of state. I am planning to visit Pittsburgh soon and check out my shortlisted neighbourhoods in person to get the feel of neighborhood. I hope I meet some locals there to introduce myself and take it from there

Hello Abdul,

Before evaluating specific zip codes, step back and evaluate Pittsburgh itself.

If your goal is a 20 to 40 year paycheck that increases faster then inflation, the city is the investment, not the property, because rent growth is not a property feature. The city drives rent growth.

Think of the city as a harbor and rents as boats in that harbor. When the tide comes in (population grows and demand rises) all boats rise. When population falls, rents decline or fail to keep pace with inflation. This is why the city you choose matters more than the property you buy. No matter how good an individual property is, it can only perform within the limits of the city around it.

What the Population Data Is Telling You

Pittsburgh's population story is one of the most important data points for your decision. The city proper peaked around 676,000 in 1950 and has declined for seven consecutive decades, sitting closer to 300,000 today. The broader metro area has been relatively flat. This is a red flag: when population declines or stagnates, supply exceeds demand, and rents and prices either stall or fall in real terms.

The 1–1.4% depreciation you're observing on Zillow is consistent with this dynamic. Low or falling prices aren't a bargain — they're a market signal that fewer people want to live there relative to available supply.

The Core Question for Long-Term Buy-and-Hold

For long-term financial independence — the investment city must meet three requirements:

• * Significant and sustained population growth
• * An environment where businesses continuously open, expand, and hire. People move to a city for jobs.
• * Operating costs that don't erode the cash flow you need to live on

Declining population and falling property values are worth taking seriously. Before committing, review personal income growth data for Allegheny County using the Federal Reserve's FRED database. Rent cannot grow unless tenant incomes grow. If personal income is not increasing faster than inflation, your ability to raise rents will be limited, and the purchasing power of your rental income will gradually decline over time.

Live where you like. Invest where you can achieve your financial goals.

@Jaycee Greene because the discussion was on the city of Pittsburgh and how it has been negative population growth for decades up until now.

I'll gladly discuss Butler County as well which is where I just chose to buy my primary residence for that exact reason (among others). It's the fastest growing section of the Pittsburgh metro from a % standpoint and likely to continue.

Just a different type of growth than an already established and built out major city. It would be almost impossible for the city limits to increase that much from a % standpoint since there is essentially no land left to feasibly develop.

yes, generally agree, although this is where local knowledge comes in.  i own some SFs worth around 150K in great B neighborhoods, and there are other neighborhoods where 150K is, like you said, more... challenging.
