Charlotte real estate investors — one ZIP code just caught my attention- It has a 2% vacancy rate for August 2026!

For investors looking at rental properties, vacancy is an important metric because it can have a direct impact on your rental income and overall cash flow.

In my August 2026 Market Watch, I’m breaking down the Mecklenburg County ZIP codes with vacancy rates under 10%:

28134 — 2% vacancy
28270 — 5%
28213 — 6%
28278 — 7%
28078 — 7%
28277 — 8%

But here’s the thing…

Low vacancy doesn't automatically mean it’s a great investment.

As investors, we need to look at the entire deal — purchase price, rental income, taxes, insurance, repairs, financing, property management, and projected cash flow.

A strong rental market can get our attention, but the numbers have to make sense.
