Thousand Oaks, CA - House hack, Add two ADU's to Property

I have a 3,200 sq foot house in Thousand Oaks, CA - 4 bedroom 2 bath. Our property is built on 2 lots - was the model home site when the neighborhood was built. On it is a 3 car garage with a 260 sq foot shop room as well as another stand alone building with an RV garage stall (2 stories) and single garage stall with a loft room above it. A contractor that looked at the property this summer said the shop was the size needed for a Jr ADU and the other building could be made into a small single family home or a full ADU. Does anyone have experience with ADU's in the area?

I am considering moving out of the house and renting the 3,200 sq foot home and doing the  renovations to both spaces to turn them all into rent producing property.  Would be great to hear any thoughts or experiences from any of you  who have done these.

Keep in mind with JADU you as the owner have to live somewhere on the property.

The next question is there value in selling off one of the lots? Thousand Oaks is known for having large lots but it might be interesting.

You have a large house. If you convert the garage, where is the parking? You might be hurting your value if there is a buyer expectation. You are definitely not in the first time home buyer category. It is likely a larger family where there is an expectation for a garage.

Hey Jake, I'm in Thousand Oaks and would love to connect. I know someone that did do a conversion from a tack room (horse property) to a rental, I believe short term. Send me a DM.

@Jake Peetz Not sure if this would be helpful, but one of my contractors is currently converting stables in Thousand Oaks to an ADU. Please DM me if you'd like more info.

Have you considered taking 1000 sq ft from the home and making that the ADU initially?

One of the least expensive routes (assuming the layout is good). Also look online to see what the home would rent for as a 3000 sq ft home and then also

with a 3 bed 2 bath 2000 sq ft main home and 1000 2 bed 1 bath ADU and see which one brings in more money per month?

Then you can do another unit in the garage later.

(you may have to do a smaller JR adu in the home and then the garage ADU.

Play around with the configuration and see which is best. If you go with the ADU in the current sq footage: it will be much cheaper as the structure is already there and you may only have to put in a wall dividing it and a new kitchen in that space.

Check with building and safety first and zoning: asked  them is possible over the phone. They should give you some answers.
