House-hacking strategy VERY few people are aware of!

Did you know there’s a house-hack strategy for buying a home that isn’t new… but VERY few people actually know how to pull off? 👀

We actually coined a term for it - BRRSSBRR. The long version is Buy-Rehab-Rent-Split-Sell-Build-Rinse-Repeat. It's a mouthful, so we just call it Buy-Split-Build.

Some deals, like this one, don't require any rehab at all. So you move in, live there, split it, build it, and take the profit. Then take the profit and do it again.

We are doing deals like these every week in Boise.

This deal👇
💰 $195k projected profit
🏠 Buy a 3,000 sq ft home
📉 Make nearly $200k while living in it
💵 And it takes under $100k cash from you

Live there. Optimize it. Exit with a massive win.

So what did you build behind the original house? A mobile home?

This is a fairly common "row home" product that we see in Boise and really all over the Northwest. They are commonly 15'-19' wide on 25'-30' wide lots. In this neighborhood...this would be two-stories and about 1800 sf and sell for $715k.

That is on heck of a bowling alley! Are you positive you'll be able to get a tax key and building permit for this strip? Generally, yes, can be done, but easier with a double wide lot.

Yes. We do these all the time, and this width of lot and home is common in this area of town and allowed in the planning and zoning code. Of course every town is different on what they allow, this is just an example of the most recent deal we found that we can do this with. We find these almost every week in our location.
