Renting to military room by room?

I have a property in the "military city" in between 2 military bases. Any advice or recommendations anyone can give when renting room by room to military personnel? It is a four bedroom house.

    I've never done it but just be aware that if they get deployed or relocated they can break the lease with no consequence. It's completely fine but just think about potential turnover and what that might look like.

    Also find out what's important to them. Maybe storage for their equipment for example.

      But if deployed, they also receive monthly salary meant to continue the lease to hold their housing. Look up Basic Allowance for Housing. I have a potential tenant planning to use that to hold his room until his return.

    Require E-4 and above paygrades. Establish clear House Rules. Provide deadbolt locks on each bedroom door. Provide labeled and designated storage areas in bathrooms, kitchen, refrigerator, and, against my usual recommendation of no storage, they often DO need storage area for gear.
    House rules should include Guest/Overnight Guest rules, no cooking appliances in bedrooms, no AC's except those provided by LL, no pets, how they need to manage rubbish and cleaning of common areas if you are not providing regular service. etc.

When renting room by room to military personnel, verify orders, set clear house rules and consider flexible lease terms since deployments and PCS moves can change timelines. Many landlords also list on platforms like MilitaryByOwner or AHRN which are commonly used by service members looking for off base housing.
