What's your preferred PMS that integrates FF and AirBNB?

Question

Shopping around for a Property Management Software that will integrate Furnished Finder and AirBNB. Other desired features are; Automated messaging/guest communication, syncing calendars, digital guestbooks, unified inbox, pricing tool, team collaboration, and direct booking integration.

I realize there might not be a "Goldilocks" solution but I am curious what everyone is using, what they like, and more importantly don't like about their PMS.

I've tried most of the PMS and none of them integrate with Furnished Finder but most of them allow for you to add a booking manually which is how I account for my FF bookings.

The cheapest software that does the minimum requirements that you mentioned is Hospitable which is nice for a small portfolio. The direct booking integration doesn't have the best interface though.

I recommend Hostfully and I love the ease of using the PMS with the guidebooks. It has all the features you mentioned and you can get a free direct booking site or link their features to your own site / domain.

I'm currently using iGMS because I needed additional features for my property management company. But Hostfully and iGMS are my favorite PMS.

Like the others said, I'm not sure if there are options that integrate with FF, yet. For systems, we generally use Guesty for Pros and PriceLabs for automation and dynamic pricing.

Thanks for the insight! I got another question for you. In regards to listing 30-day min stays on Airbnb; Do you know if Airbnb still automatically takes out local lodging taxes? In my area it's 10% for stays less than 30 days and Airbnb automatically takes those out and remits them to the city. In my scenario my stays will be longer than 30 days and am wondering if Airbnb will take that into consideration before taking those taxes out of each booking.

Hi Brian, I don't think there are any PMS's that integrate with Furnished Finder, at least not yet. Most PMS's also don't have their own pricing tool, they usually integrate with those apps. All the other features are common to most PMS's. We use Hostfully and we're happy with them. Other good ones I've heard of are Guesty and iGMS.

Most of these apps are designed for STRs so you'll have to make them work if you mostly own/manage MTRs. I wish Hostfully had monthly auto payment options, which they are supposedly working on. It would be great if they could auto generate leases and send for e-signature as well.

Like @Allen Duan said I don't think there's actual integration with FF probably because FF is not a booking platform, it's just a lead gen platform. However, many people running MTRs have their properties listed on Airbnb or VRBO as longer term stays and if you're doing that, then you can definitely sync your MTR listing to a property management system like Hospitable by linking not to your FF listing, but to the same property's listing on Airbnb. Hope that makes sense.

Unfortunately because of how new the mid-term rental space is, there is no software that easily runs operations.

You'll have to get creative with the short term management softwares out there.

Thank you so much for the information! I didn't make the connection that FF stopped at lead gen and booking is done outside of the platform. I just got off of a call with Hostaway and definitely had a lot of questions answered. They, among others, allow you to create a direct booking website that can then integrate with the other STR platforms. Huge benefit IMO.
