Hello,
I am mostly looking for multifamily for MTR but they are very hard to find for a good price these days. I waned to ask if there is anyone seeing success with single family homes with low vacancy?

Single family homes are great for MTRs. There are MTR tenants of all types who need different types and sizes of properties. 3 bedroom or larger homes are great for insurance placements, when a local family has damage to their home and needs somewhere to stay while repairs are done.
I would only only target a MF for MTR if all the units are 1 bedroom or smaller. Or if you're market has duplexes with 3 bedroom or larger units.
