My Tenant Screening System for 30–90 Day Stays

You can’t treat MTR guests like hotel guests — but you also don’t need to run a full-blown tenant application either.

I use a middle-ground screening system that keeps things professional and simple:

-Verify employment or assignment letter (nurses, project workers, relocations)

-Confirm ID + previous landlord or housing reference

-Require a refundable deposit or insurance coverage

The goal: balance safety with speed. Midterm renters often book last-minute and can’t wait a week for approval.

Great point on the goal of balancing speed and safety. How much do you charge for a security deposit? First month's rent or a little less?
