Austin TX 78704 SFH vs MTR

[MTR/STR PM help] Dear community. I have a 3B2B (Max 8 guests) SFH STR in Austin TX 78704 operating for a about 6 months now. In hot months it's bringing in 6k+ income while in slow months less than $3k. I am planning to move out of the state in Spring 2026 and wonder if converting the home to a MTR would be a better strategy. Same neighborhood Furnished Finder listings are $3.5 - $4.5 per month. Happy to chat with anyone who has some insights!
