Trump Bringing Back some QE By Buying $200B In Mortgages

The administration announced that Fannie Mae and Freddie Mac will purchase up to $200 billion in mortgage-backed securities to help push mortgage rates lower.

Markets reacted, but let’s be clear, this is unlikely to suddenly create new homebuyers. Prices are still high, inventory is tight, and a small rate move does not fix affordability.

Where this could matter is refinancing.

If rates print a "5" handle, many existing borrowers become refinance candidates, including investors with DSCR loans originated at higher rates. That could improve cash flow, strengthen coverage ratios, and reduce stress on marginal deals.

This feels less about boosting demand and more about stabilizing the credit side of the housing market.

Curious how others see it, does this actually move the needle for investors, or is it mostly headline noise?

    @Chris Seveney

    I agree. The market is still high, wages are pretty flat and inflation is going to probably get worse as the government tries to bring interest rates down.

    If you bought in the last 2-3 years this will be an opportunity to refinance. I think that is mostly what you will see. It may even impact those with low interest rates to pull some money out and take a 5% mortgage.

    The danger is when we lower rates will that drive housing costs up. There is a balance somewhere in there. It will be Interesting to see how this plays out.
