How to Pick a Title Company?

Question

I didn't know you could "shop" title companies. How do you compare them? What do you ask to compare? I am in OKC and will be closing on my refinance but want the best deal down to the last piece. Title Company.

Hey Brandi,

It can be an often overlooked piece that can be oil in the machine that keeps everything running smoothly, or rust that keeps grinding things to a halt.

I've worked with quite a few and 70%-80% of them are just fine. The experience is nice, they do a fine job, are punctual, responsive, and keep all the fees to a minimum. At their best (I'll call it 10%-15% of them) they do all those things but will work alongside your team and solve problems for you like finding and resolving old liens, working through surveys, and making sure things get done.

Unfortunately, at their worst, they will really bog down a transaction. They certainly don't solve problems, but are rather very good at just finding them (big difference). At their absolutely worst they will find all the reasons and provide no actual support causing a deal to die on the vine.

Fortunately, I've only come across a handful of these but they are brutal to work with. The best way I've found is trial and error, or good referral network. I've personally used Omnia, out of Florida. They've done a good job working in a variety of jurisdictions and have helped me and my clients on quite a few different projects. More importantly, they are responsive and keep fees to a nice minimum.
