I've just about seen it all, but one deal always sticks out to me. We helped an investor finance 9 contiguous townhomes on a 30-year fixed DSCR and he did not even own the land. It was a long-term land lease to a utility company which is difficult to finance for anyone in the space.
Another one was a 1.5MM fix and flip with 0% down, that one was cool too.
Wow, those are some wild deals! 😲 A 9-townhome financing on a land lease? That’s not something you see every day, especially with the difficulty in securing financing for land leases. How did you navigate those challenges to get it done? I’m sure there were a ton of hurdles along the way.
And a 0% down fix and flip? That’s a game-changer. I’d love to hear more about how that deal came together — were you able to structure it through creative financing or a unique lending relationship?
Thanks for sharing those stories — definitely gives me a whole new perspective on what’s possible!
I just closed on a house yesterday where the seller got thrown in jail a week after taking my deposit and is still not out. The deal almost fell through a couple times, but we got it to the finish line yesterday and made the check out to his wife.
Through negotiation, I had to give them 60 days post possession now that they have the money to find another house. Im hoping they will be gone when that gets here but if they are not, Ill do what it takes. The deal I got is well worth it even if it requires eviction. On to the next one!!
