The Real Reason Some Investors Always Find Deals

Why Networking is important:

Networking is simple when you strip it back. It’s just people helping people. You know someone, they know someone, and suddenly a door opens that you couldn’t have found on your own.

We do it in everyday life without even thinking about it. Need a job? You ask around. Need a babysitter? Someone in your circle knows one. Need a good restaurant in an unfamiliar city? You text a friend who’s been there.

It’s always been about who you know.
Now bring that into real estate. The investors who never seem to struggle finding deals aren’t working harder than everyone else. They’ve just built the right relationships. They’re plugged into a network where opportunities flow naturally instead of having to chase them down one by one.

That’s the difference between grinding for months searching for one deal and having someone call you because they thought of you first.

The right network doesn’t just save you time. It changes the entire game.
Think of it like a fruit tree. You can wander through a forest for hours hoping to stumble across something. Or you can connect with someone who already has an orchard. The fruit was always growing you just needed to know where the garden was.

Wishing everyone the best on their journey. Keep building, keep connecting, and keep showing up. The right doors open for the people who put themselves out there.

Can you give a story of someone finding a deal this way in an area that is hard to find deals? I think many people don't network because they don't know what it looks like on the otherside. I have not found a deal yet from simply networking but I believe you in how it works. Just feels like the person WITH a deal wouldn't simply just say hey here you go

Also curious what on your thoughts on deal finding skill (networking helps) vs deal availability (the math just not working well for the market) ... if someone has difficulty with finding deals because they are harder to reach deals but there are enough of them vs there are less of them to be had (Market dynamics... some markets are bust... ie a city or region with population outflows or HCOL with very poor cashflow)

    e. When are times where someone has a deal that I can

I agree. One of the things I do is social media, including short-form videos and podcast-style content, and a lot of it has helped me build connections I wouldn’t have had otherwise.

It’s not always about direct leads either. A lot of the value comes from people reaching out later saying they’ve been following along, or from conversations that turn into opportunities just because you stay visible and consistent.
