Small roof issue, caught before the storm season
Nothing dramatic, just a small win worth sharing. Noticed some flashing around a chimney was starting to lift during a routine check, nothing that looked urgent yet. Had it resealed for a couple hundred bucks instead of waiting.
Found out later from a neighbor that a similar issue on another property on the street turned into a full interior ceiling repair after a heavy storm season, same type of flashing failure, just caught too late. Makes me think the boring, unglamorous stuff (checking flashing, checking seals, checking anything that's supposed to keep water out) is where the real wins are, not the big renovations.
Anyone else have a "boring catch" that turned out to matter more than expected?
