If targeting the foreclosure, absentee owners, inheritance, divorce, or probate lists truly gets you motivated sellers, why then does it take you 3000+ mailers, texts, or cold calls to finally snag ONE lousy deal! You are NOT targeting motivated sellers. Wouldn’t you agree that it wouldn’t take you 3000 tries to get a contract signed if you were truly dealing with motivated sellers right? No list can get you motivated sellers. It is the dumbest thing I have ever heard!




Then why are you doing this? Well because your favorite YouTube influencer said so, and all the people on the biggerpockets podcast agree, and everyone else is doing this. They all said that this is how motivated sellers are found, right?



Let me put this into perspective for you…

Imagine standing in front of 1000 people that haven't eaten in 41 days, while holding up a juicy BLT chicken and tuna sandwich dripping in bacon fat, and say: “Who wants one?”.

How many of these starving people do you think will raise their hand?

⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀

Yup, Correct! ALL of them. 1000 people. 100% conversion rate.

WHY!

Well, because I approached the RIGHT audience, with the RIGHT Message, that’s why. You get a 100% conversion rate.

See, if you need to send 3000 mailers to get ONE contract signed, or if you have to make 300, 600, 1800 phone calls to get one deal, you are OBVIOUSLY NOT reaching motivated sellers!

To explain why and how this is (the way a NASA scientist would, through data), you need to consider the following.

My motivated sellers website ranks #1 on Google (and therefore) generating 100 to 200 leads every month, organically, no ads, free, where I don’t need to lift a finger for these highly motivated seller leads. Now, here is a rough run-down of the type of motivated seller leads I got this last month from my website: 1 absentee owner, 2 divorces, 1 job loss, and 1 death in the family. The rest of my leads (97% of my leads) HAD NO ISSUES!

This means that actually motivated sellers, are NOT people in foreclosure, experience a job loss, or have tax liens, because those are NOT the people that fill in my forms on my organically #1 ranking website. Your opinion on this does not matter! Data matters!

Everyone hates the Gurus, and everyone is angry at them because they scam and trick you into buying their products. But whose fault is that? Yours. You buy products based on how clever or funny their ad is, or how many followers they have instead of looking at what matters… their student’s results! Stop thinking that popularity, celebrity status, number of followers, or how funny, entertaining, clever, effects laden or cool an ad is,, that this somehow translates to how effective their system is. Are their students successful too, yes or no?

Success in this space is measured by your ability to find motivated sellers. The bad news is that there is no such thing as a system that can target motivated sellers. Does.NOT.exist. No matter what ANY guru says! I have proven this already. The ONLY way to find motivated sellers is by THEM find YOU!

You all really need to use your own logic common sense and intelligence if you have any chance to making it in this space. You CAN NOT FOLLOW SHEEP!!!

All I said here is not opinion.. this is fact backed up by solid actual data!

Hope this guides you on the right path and stop swallowing what all the gurus and youtube influencers tell you!

@Jerryll Noorden if direct mail doesn't work, then why is Amazon sending me post cards, texting me and calling me every day begging me to buy their products? Oh wait that is "used car warranty" people who are doing that. Amazon doesn't need to do those things, because when you have something that someone wants, they will look for you. In todays world, there is only one place people look, it is on the internet. More specifically they will search you out on Google and visit your website. 

I would argue there is more risk when you are pushing your product/services on someone, because you will attract problems. Who is more likely to back out of a sale, someone who contacted you wanting to sell or someone you texted that said "sure give me an offer". Who is more motivated and more importantly committed

There is also the reality that sending people post cards and unsolicited texts has a tendency to make people mad. How inspiring is it to wake up every day and piss people off? I am guessing the burn rate on wholesalers is huge. (Burn rate meaning burn out and quit rate).

I know people will say postcards work, bandit signs work, text messages work, phone calls work, door knocking works. Technically everything works if you contact enough people. I could advertise lipstick on BiggerPockets and someone would click on the link. That doesn't mean that BiggerPockets is the best place to advertise lipstick. 

I like what @Joe Villeneuve said, looking for stacks of needles, instead of needles in a haystack. The other terms that come to mind are "shot gun approach" or "throw enough sh1t at the wall and see what sticks". These approaches are just working examples of working harder rather than working smarter. I see it all the time on BP where people say, "I listed a property for rent and have 50 showings lined up". That just tells me that you have 49 unqualified people you are wasting your time with. My last vacancy, I had one showing, one application and I got one amazing tenant out of it. My competition on Zillow was priced lower and had more contacts than me, yet still took two weeks longer to rent.

As far as people with 400K followers, they have learned how to attract followers, not how to give good advice. I say that because the best advice is often contrary to the "feel good advice". Followers are emotional, not logical. They follow people because they are pretty, tell you what you want to hear and they display a life style that you desire. The reality is that they are photoshopped, giving bad advice and their life style if is funded by followers, not by following their own advice.

    Brilliant!!  Where do I begin.

    1 - What you actually described is how the majority is made, and why I would rather follow the one (or just the NON majority) person that knows what they are doing rather than the majority that don't.  Just because they are the majority, doesn't make them right,...it just makes them lemmings.

    2 - What you actually described is why I focus on "market analysis", and not "property analysis"...keeping in mind that the "market" doesn't have to be a group of addresses.  Markets can be a group of sellers.

    3 - What you actually described, is focusing on finding stacks of needles, instead of a needle in a haystack...like most do.  Too many think that "quantity", because of the volume, will generate those leads simply because there are so many...there has to be at least one "needle" in that stack of plenty.  Maybe there is, maybe not.  Do you really want to spend all that time sifting through that stack?  Quality wins every time, all the time.

    4 - What you really described, is how to solve the problem of where and how to find that stack of needles.  All problems have one thing in common, the solution is always buried in the problem...hidden in plain sight.  You have to first train your brain to know what to look for, and then your eyes to see it when you're staining right at it.

    5 - What you really described, is how to design a way to connect the solution to the stack of needles...reverse engineering.  You start with the problem and work backwards to the solution...then turn around and follow the breadcrumbs.

    ...and I don't think I would refer to them as "dumb people".  Many "followers" are pretty smart...they're just not ready to think outside that "box".  There's safety in numbers. My guess, is the safety is that they are all equal...whatever that "equal" level refers to.  I bet most think of themselves as leaders...and they are.  They're just leading from the end of the line.

    Here's the thing Jerryll, of all the "sheeple" stampeding out daily chasing there hopes and dreams of becoming a REI-Bazillionaire, and the mind numbing hours they waste on books upon books upon YouTube upon programs upon guru's, exactly how many hours or minutes do they spend on BUSINESS PRINCIPLES? Generally speaking, they spend more time researching what toilet paper to get then on the fundamentals of business.

    The most grade-school level of marketing principles would make it clear how those mailers and there conversion rate is dog shat! You really gotta work at it to find a medium with worse conversion ratings, maybe try printing it on toilet paper and distribute that.......

    It's not complicated, I don't know why people complicate it so much, EVERYONE has wanted or needed something at some time, if not every week of there lives. When we are motivated for something what do we do? Wait for a mailer on that and go "oh thank God, I was just clueless what to do but now I got a post-card and I can finally do it, hurahhhh! I'm calling them now!". 

    Here is the problem Jerryll, what your putting out there  broth'a, it requires work, it's nowhere near as sexy as being told all they gotta do is by a list that "only" 143,800 other people have, and with that "limited" list, they will make TRILLIONS! Just call the list and say "SHOW ME THE MONEY" and in 97 seconds a check will arrive in the mail, delivered by special profit-ferries. I mean seriously, people gotta use there heads for more than neck-weights. 

    And my point....... no point, just rant. Lol.

    As a scientist-first, investor-second, I enjoyed your post. I’m curious tho, setting those factors (foreclosure, etc.) aside, have you not found any patterns, say using ML methods? Happy to chat and share ideas if you’re interested.

     From my understanding of Machine Learning...

    Cognitively, it is lacking compared to the human mind. That is the con, the pro is that they can handle a vast load of information fast and subjectively.

    It is the con, that bothers me. 

    Machine learning is basically, a mathematical/computer algorithm that can automatically improve itself using experience in the form of previously collected data. Now mind you I know NOTHING about ML, but my issue is that you can not classify a motivated seller. The thing is this, a motivated seller looks like anyone else always and continuously, until they are motivated!

    Although behavioral patterns can be used to simulate or predict when anyone is in foreclosure or is likely to BE in foreclosure, as I said before, foreclosures and absentee owners and etc. etc. doesn't induce motivation. Anyone that HAS to sell most likely doesn't WANT to sell, therefore not really motivated. I much rather deal with people that WANT to sell vs those that NEED to sell.

    If you think about it, there is a ML system out there EVERYONE is familiar with. Facebook! Facebook ads. That is why FB ads is so powerful. Anyone that says it doesn't work, is wrong. THEY simply do not use it correctly/wisely.

    And as a good researcher, I will of course not say "no" to any of this because you always  need to consider you don't know everything so you can always be wrong. It would however be very interesting to be able to correctly apply ML to motivated seller lead generation because if you succeed... damn son, you can find motivated sellers, 23 minutes before they are motivated and make sure you will have an ad in front of them 3.5 seconds before they realize they want to sell their house. Wouldn't THAT be nice!

    But feel free to correct me and share your opinion as like I said In don't know anything about ML.

    And yes always interested in these kind of chats. These chats inspire and give me ridiculous ideas for marketing that the common folk (aka sheep and the gurus) will never understand and so we will DOMINATE!!!!!!!!!!

    Have you noticed that people MUCH rather do all that crap that is illegal,  Shady backlinks,  crappy content 3x a week, buying up URLs and giving themselves backlinks, guest posting,  etc. etc... all the illegal stuff Google warns against... 

    instead all you had to do is just provide value  to googles traffic and  YOU WILL RANK #1.

    Nope, they will work their butts off to manipulate the rankings... which is a LOT more work then just doing it right.

    People are weird!

    Fantastic info, I find it hilarious and have to tell people this all the time, "how do you intend to be successful buying some motivated seller list that is sold to thousands of others just like you?" - Try something else.

    I am new to this space and just getting started looking for investment property. So I have a clear understanding, you're suggesting NOT to buy lists but to create a website that brings in the leads an investor is looking for, correct? 

    Do you have suggestions on how to create those websites so that they rank on Google for people to find it and for those people to become leads? Is Carrot a reputable company that can help with this or are there better options? 

    BTW, I enjoyed your perspective and I definitely do not want to do what 97% of other investors are doing.

    BUT how then do you make money immediately instead of waiting months before your website ranks #1?

    That's where paid traffic comes in. BUT here is the secret. You NEED to be credible. CREDIBILITY is what make  paid ads work. THAT is the part no one considers. Everyone cares about Coast Per Click, and all that other stuff. Its about cost be contract signed is what matters and for that you need to resonate with your ideal audience (motivated sellers).

    Credibility is obtained through an awesome website!

I spent 20K ($7,800 for their set up and $2,000 per month for ads). I got 13 leads and closed one deal. Hardly worth the investment. They never really brought up my website as the issue. I don't think they really had any idea why the campaign bombed.

    Look, any SEO company that does SEO for you and they don't evaluate your website... isn't it quite obvious they don't know what they are doing?

    Here is the thing about SEO. SEO is NOT about Google. SEO is about PEOPLE!

    If your traffic finds your website valuable, i.e. you somehow gave your traffic value, (and Google sees that) you will rank #1 NO MATTER how many backlinks your competitor has.

    This is fact. Now if your seo company doesn't understand what a good website is, or worse if they don't even care about your website.. and all they do is backlinking ( I PROMISE you that is what they did), you will never get results, and definitely not competing against someone that actually knows what true SEO is.

     I currently am using carrot. But not for long. I am building my own thing now! It is not carrot that makes me rank. It is my application of SEO strategies. ;)

    But yes carrot is a good option for now.

    YOU buy the domain name with Godaddy or where ever you buy it. YOU have access tot he DNS settings, not carrot. YOU have your username and password with Godaddy where you bought the domain name from. NOT carrot. You own the domain name, the URL and all your SEO juice is attached to that domain name. So People need to really understand that it is YOU that owns the site, not carrot!

    Secondly. Ranking #1 can take long yes, but that is not what I am "selling". I am talking about how BAD the other systems are. I am proving to all that DMM Cold calling anything to do with a list is simply stupidity. PROVEN fact. Listing drawbacks of a system that otherwise works is not ammunition to counter the drawbacks of lists.

    Lastly... SEO can take time. sure, but it is CREDIBILITY I am promoting. That is instant. Therefore you CAN make money overnight!

    I am doing it. It is not a myth, it is a fact. Build a "cool" website .. meaning a credible website. Drive traffic to that site ... the right traffic, and get motivated leads instantly! THAT is what I am trying to get across. Not "SEO".

     Maybe I  misunderstand. I was told that it is $99 a month for a Carrot site, in addition to hosting and domain costs. To me, if I have to pay a fee every month to keep something, I don't own it, I'm renting it.

    And by the way, I agree with your concept on credibility. But credibility without eyes on the website is just "feel good".   It takes both.

     Yeah bro. You are paying for the hosting. Just like you pay Wix or siteground or... for the same thing.

    But look into lead propeller instead. They are a really good option!
