Serious investors won't. When i walk a house I know what to look for and assume the worst. Walking properties with contractors should suffice. If your buyer needs an inspection look past them

You don't need to but generally you'll get an exceptionally long one while you're trying to resell the house. If you can't sell it, you then cancel the contract before the inspection period ends retaining your emd.
