Why is Phoenix the capital of wholesaling gurus?

The Great Recession hit Phoenix hard. It could be because there was a lot of opportunity working with distressed owners in that timeframe.

It could also be that Phoenix is a large metro with a big population and generally business friendly climate.

I've wondered the same thing - my guesses are:

-Big metro area (Maricopa County 4.5M people)

-Fast growth (tripled in population since 1980)

-Newer, more uniform housing stock than east or midwest

-Good weather
